Totally renovated and modernised in 2019, this second floor apartment in the very popular St Nicholas Court complex has superb views over The Island and sea to Godrevy Lighthouse from the sitting room and balcony. Just moments from the sand and surf of Porthmeor beach, 40 St Nicholas Court is stylishly appointed, has underfloor heating, a super king size bed, and has the benefit of both a sun patio from the bedroom which overlooks the courtyard gardens, and a balcony from the sitting room. With a private, undercover parking space too, 40 St Nicholas Court is extremely well positioned for a true St Ives experience.

Perfect location it’s on the doorstep for the beach and a five minute walk to the harbour. It has one bedroom with a very comfortable large king sized bed. The lounge has a comfortable sofa bed and a balcony, even though it overlooks the island car park. You do have a lovely sea view. There’s a second balcony off the bedroom, which is a real sun trap equipped with very comfortable Sun loungers. The apartment has everything you need for a self catering holiday. It doesn’t have a clothes washing machine but there is one on site for a cost of four or £5 per go depending on how big your load is we had a fabulous time at 40 Saint Nicholas Court and can’t wait to return.

Our 2nd stay in flat 40 and hopefully not our last. Perfect location,very close to the beaches and the town but also away from the hustle and bustle,amazing sea view,very clean comfortable and modern inside,it has everything you need and saves taking lots with you ie hand wash,iron and board,kitchen roll every utensil you could think of,and a welcome pack of fresh milk in the fridge,biscuits coffe tea and sugar. Cant fault it at all.

Pros:
- Location next to Porthmeor is great
- Parking is included (but very tight)
- Refurbed recently enough to look reasonably modern
- Big, comfortable bed
- Aspects were responsive in dealing with maintenance issues

Cons:
- Parking is tight and you can get blocked in if the people adjacent have a long car
- First impressions aren’t good - the front door is rusty
- The property needs a paint touch-up, there are scuffs all over, particularly near the entrance
- The rug in the living room curls up at the sides and is a trip hazard
- The only shower is by a (glass) front door, so you have to go downstairs from the bedroom and past all the windows and the front door to use it
- The owner doesn’t provide any sort of welcome hamper as we’ve always had at other properties so you need to buy tea bags, milk etc. straight away
- Inconvenient to have to deal with maintenance issues on holiday, Aspects should be keeping on top of obvious maintenance items without you having to report issues on arrival.

Overall, we had a nice break, but I wouldn’t stay again as didn’t feel it was good value for money compared to some of the lovely, larger cottages in downalong we’ve stayed in previously.

We loved our stay at 40 st Nicholas court, our 4th stay in this complex, different flat each time and this was the best yet. Best location in st Ives. Great flat, very clean and tidy, lovely location, stays very cool in the afternoon which was ideal for our dog. Front balcony was lovely for a morning tea and coffee. The upstairs balcony was great as it is a sun trap and dried all our beach stuff fast. Thanks aspects.

The flat is extremely well presented and the parking space is a bonus. The underfloor heating kept the flat lovely and warm. The location is excellent. As usual the service offered by Aspects was exceptional, the staff are very helpful and ensure that you have a good holiday.

Lovely, modern apartment in the heart of St Ives. Close to all amenities and within a couple of minutes walk to the beaches. Lovely views to the bay from the rear balcony.
Underground car parking was a must as the public car parks are nearly always full.
Quite a number of stairs which could be a issue for people with mobility problems.
Had a lovely break and would certainly return.

Well located and a lovely space to holiday in for a week is so. The bed was very comfortable and the upstairs balcony was a great space to get the evening sun and relax.
Plenty of utensils in the kitchen and coffee, tea bags, sugar and milk left on arrival which was a nice touch.
The apartment is between two lovely beaches and a minutes walk from a lovely sea cliff walk which our dog loved.
Overall a great little apartment to relax in.

40 st nicholas court was perfect for my partner me and our dog. It was spotless and beautifully furnished. Obviously it is ideally located for both beaches either side of the island and also for the town . I stayed in st nicholas court when i was a little girl and i always wanted to go back and now i have a little tick on my bucket list . Totally recommend for any length of stay you will be very comfortable x

The property has a great central St Ives location with parking which is a bonus in St Ives but there is a lack of kitchen equipment ,very bad instructions on what to do with bins how to operate white goods ,heating etc ,pictures on website were taken from a sitting position to give the impression that the view was of the island with a little glimpse of the car park when in reality all you can see is a glimpse of the island with mostly car park to look at, no mention of the downstairs bathroom which is next to a glazed front door (not ideal)and although the restricted car park space is clearly mentioned the space is only really suitable for a small car as you may get in the space but don’t expect to get out of the car and the car parking space is at the complete opposite end of the complex to the apartment and up three flights of stairs

Very poor quality property for the money was in desperate need of a decent cleaning, the bathroom was particularly grimy with mildew on the tiles, bath and window frame, the bathroom window wasn’t frosted it was clear glass and no window blind, really poor as an average height person I could see across the court walkways whilst having a shower and could of held a visual conversation with someone outside. No WiFi a standard feature everywhere. Car park space extremely tight or an average sized vehicle. Misleading information about the onsite laundry which you have to pay to use (not stated in advertisements) .Would not recommend and would not stay again. Given the quality this property it represented poor value for money
