Ivy House
Nestled in the picturesque Yorkshire village of Borrowby, Ivy House is a beautifully renovated farmhouse steeped in history and with bags of character which gives a nod to its historic past. Ivy House is a gem just waiting to be enjoyed by family and friends. You step into the hallway with fascinating original wall beams to the well-equipped kitchen where the wood-burner in the stone fireplace takes pride of place. The farmhouse table is perfect to enjoy a hearty Yorkshire breakfast, you are on holiday after all! The friendly sitting-room is very spacious, gather everyone together and play a board game or just enjoy a favourite film, there are plenty of books for everyone. The wood-burner will keep you all warm and toasty whatever the season.
Ivy House has four large and comfortable country-style bedrooms, two bedrooms are on the first floor, one king-size with an en suite shower-room, and one with flexible 'zip and link' beds both with pretty views of the village and the countryside beyond. The two attic rooms have wonderful beams and another en suite bathroom, both have amazing far reaching countryside views. Please note the sloping ceilings. The family bathroom has a bath and shower, just the place to soak tired legs after a hike on the North York Moors.
The luxury doesn't stop here, outside Ivy House has a delightful private garden, again with views of the village and fields. In season there are strawberries, herbs and flowers for you to use, sit awhile and take in the birdsong and peace before filling your days with fun filled Yorkshire exploring. The play barn in the old barn outbuilding is an amazing space packed with, games, dressing up, art and nature and so many exciting opportunities for education and experimantation, it will be a place of fun for all ages. Ivy House welcomes your furry friends too so no need to leave Fido at home.

We have been staying in Classic Cottages properties for some years now and have found the standard to be very good and in particular we love the fact that the houses are always well-equipped. We recently stayed at Ivy House for a week with my parents-in-law. Having been away to holiday cottages with other companies with them in the past and encountered poorly equipped and poorly maintained homes we were happy to share with them our confidence that Ivy House would be different. How wrong we were.
As soon as we arrived we realised that the property was poorly maintained because two paving slabs on the front path were loose. They posed a significant hazard to anyone walking on the path. Once inside we saw that there were cobwebs across the stairs up to the second floor so no one had been up there to clean. There were lots of dead flies.
Basic items such as towels and toilet roll were lacking. In addition, when we switched on the television it wasn’t working properly. This was not resolved whilst we were there. We couldn’t turn the water on in the bath in the main bathroom as the tap was so stiff. Initially the owner said that she was going to get a plumber out to look at it, but then changed her mind and we had to manage.
The toilet seat in bathroom on second floor had been stuck together as it had previously broken. It was a wooden seat and the join was uneven and rough on your leg when you sat on the toilet. The seat was also loose. The handle on the toilet felt as though it was going to break and didn’t appear to be working properly.
The beds in the twin bedroom were very short. Really only adequate for a child. The quality of the mattresses on those beds were very poor and I could squeeze the mattress between my fingers.
Over the next couple of days we realised that there were several items missing from the kitchen as well as other issues. I spoke to the owner who was staying in an adjoining property. She advised me that she had been through your inventory with a fine tooth comb, which I struggled to believe.
Whilst some items on the inventory were present they were far from adequate for seven people, which the property is advertised as accommodating e.g. two very small tea pots. She hadn’t provided the basics, let alone the extra touches that we have come to expect such as a welcome pack with local produce. She didn’t even provide a pint of milk.
In summary, we were extremely disappointed with Ivy House. We paid over £1000 to stay there and the poor standard of the property meant that we didn’t enjoy our time in Yorkshire as much as we would have done had the house met the usual excellent standards of Classic Cottages.
I made a lengthy complaint to Classic Cottages, but did not manage to get any sort of refund as the owner refused. Hopefully she has now learnt that Classic Cottages customers expect better and future guests will not meet with the same poor standard of accommodation that we did.

Spacious, bright and warm (in winter) property. Beautifully decorated and within walking distance of a charming traditional pub. Comfortable and exactly as in the pictures! The adjoining holiday cottage was not let until the last day of our stay, so it was also very quiet.

This property looked fantastic online and did not disappoint in reality. What a beautiful house with stunning views across the Dales. The house was presented to a very high standard with exceptional attention to detail by the hosts. We were made to feel very welcome. The whole property including the beautiful cottage garden felt luxurious and most importantly relaxing. The location is perfect as it is tucked away in a pretty, quiet little village yet close to the main roads and only a short drive to many quintessential Yorkshire market towns and the vast open countryside. There is so much to explore in the local area, although the property is so lovely that you won't be in a rush to leave and will be happy to return at the end of a day spent exploring! Would not hesitate to recommend this property and very much hope to return.
