Larch Barn sleeps four in two spacious en suite rooms, with exposed roof beams and French doors leading onto the west-facing terrace.
The contemporary open plan living/kitchen/dining area has luxurious under-floor heating throughout. Larch Barn has been thoughtfully designed to provide a wonderfully sociable space. French doors open onto the wide terrace that runs along the entire length of this single-storey detached barn, perfect for an early morning cuppa, breakfast, or why not stay all day and appreciate the stunning location.
Enjoy beautiful sunsets across the valley or light the wood-burner for a cosy evening watching the flames dance. Snuggled into the hillside, Larch Barn is in the grounds of the owner's listed cottage, where you will often see deer and hear buzzards, pheasants and owls call. The East Devon Way is just a short walk from the barn.

Every aspect of Larch Barn met our expectations. It was a lovely place to relax and a good base for exploring the surrounding coast and countryside.

Very relaxing holiday with views across open countryside from all rooms overlooking the enclosed veranda. The barn is well stocked with appliances should you wish to use them. Plenty of seaside towns to visit in the surrounding area in particular Beer, Seaton and Sidmouth. Plus a couple of supermarkets close by if you want to stock up rather than take things with you

This is a good cottage, spacious with all the facilities. Sadly, the pictures, taken some 7+ years ago, are somewhat misleading and in need of updating. The views are unfortunately, spoiled by overgrown trees, shrubs and vegetation. If the trees were trimmed back and the gardens maintained, yes the views would be spectacular.
The cottage is well equipped, with all the appliances needed for a comfortable stay. As an electric car driver the EV Charger was very useful and reasonably priced and in a good location for charging.
The cottage has a lot going for it, in a quiet location, good parking, however, is beginning to look in need of maintenance, particularly the decked terrace!
The access from the main road is approximately 2 miles down a very narrow road which is steep in some areas.
Kevin, the owner, was helpful and available when needed.
Overall, there is nothing particularly wrong with this cottage, it is in an ideal location, we just feel let down by our expectations of the views and cottage.

From the moment we walked into Larch Barn we felt at home and cosy. The location is perfect with no noise only birds singing and lovely views from the wooden terrace. We sat and watched the sunsets. Sounds idyllic and it is especially to get away from it all. Beds were so comfy and also good facilities. Really good for dogs with plenty for them to explore . The location of the barn is perfect to explore surrounding areas and also travel to the beaches. Kevin the owner was very welcoming but gives you complete privacy.
We did two river walks nearby both lovely and great for the dogs to cool down in. Seaton wetlands and coastal walk is also a beautiful walk. Lots of lovely cafes to visit . Really did not want to leave . Think is my favourite cottage so far . Thank you

What a find! My dog and I enjoyed a lovely relaxing week at Larch Barn, surrounded by the beautiful sights and sounds of nature. Outside: fabulous views from the terrace and fields behind (very handy for a pre-breakfast dog walk); inside: clean, warm and luxurious. Location was perfect for us - The Donkey Sanctuary and coast just a few minutes easy drive away. On top of that, Kevin was such a welcoming, friendly host. I highly recommend Larch Barn and wouldn't hesitate to return - my dog agrees.

Larch Barn is a wonderful place to relax and get away from your busy life! The barn is very comfortable and has everything you could need. The beds are comfy, bathrooms have plenty of hot water, the kitchen is fully equipped and there is lots of space (we had three adults and a pup). The log fire was a welcome addition on the wet and windy evenings. The views are just wonderful and the deck is a great space to watch the world go by! I can’t recommend it enough and am looking forward to our next stay.

The barn is in a beautiful location. The surrounding trees were full of birds even in gloomy February. I watched bullfinch fight, deer crop the grass and jays bob about. There is no light pollution and the stars were superb, with the Milky Way visible. The day time views were also superb.
The accommodation is lovely with all the rooms opening onto the elevated decking. It was the most comprehensive set of kitchen utensils I have seen for a while in a rental property (Including knife sharpener!).

If you enjoy rural peace which is easily within reach of the coast, Larch Barn is ideal. Beautifully designed and presented, with every comfort, the property has wonderful views over the valley. For dog owners, there are lovely walks straight from the door.

Kevin was a great host. He popped round on our arrival. Told was of places to go and eat and also a couple of good walks which was very helpful.
The barn was well furnished and had good views over the valley. Was lovely to be able to open the doors and walk up to a field without having to put the dog on a lead. The sunsets from the balcony were lovely.

Just like coming home. We first visited Larch barn in 2017 and had a very enjoyable and relaxing holiday with every intention of returning on a regular basis. Unfortunately family events followed by COVID meant that we were not able to fulfil that plan. Finally in 2022 we have made it back and it was just like coming home. From the moment we walked in the front door to standing on the terrace taking in the view. Just as we remembered the comfy furnishings, luxurious fittings and beautiful surrounding countryside for walking our dog made our week very relaxing and cosy. Thank you, we will be back hopefully sooner this time. In fact we have already made a booking for later this year!

Made to feel welcome. Surrounding countryside lovely but views from Larch Barn not as photos on website. They give a false impression and need to be updated.
Beds comfortable but very disappointed to find old stains on sheets and throw. This property basically needs some TLC and pillows/cushions cleaned. Crockery chipped, sun loungers rusty.
Overpriced for what you get and for the reasons above would not recommend this property. Sorry to be negative, but just honest.

Larch Barn offers everything for a perfect holiday. Location, comfort, high standard of furnishings and the view from the decking area across the valley is perfection. One of the many highlights of our holiday was watching a beaver displaying it's lumberjacking skills in the nearby River Otter.

We had a lovely week at Larch Barn - it is decorated to a high standard, comfortable and well-equipped with spectacular views both from inside and from the generously sized raised deck. The only sounds were usually bird song or the wind in the nearby trees. Bliss. Definitely want to return.

This is a lovely cottage which is very well designed and with a fantastic range of facilities. It is perfectly placed for the coast and the countryside of East Devon. The location is private and secluded and there are wonderful views over the Sid valley. Kevin was a very helpful host. We visited in winter - but there was still plenty to do and lots of places to explore. We even managed lunch on the patio of a restaurant in Lyme Regis. Not bad for December. Well worth coming back to.

Very much enjoyed our stay at Larch Barn. The owner was the perfect host, accommodating and helpful without being intrusive. Great place in a stunning location away from the bustle of the towns and with gorgeous views. The wood burner was a luxury we very much enjoyed on the cold nights! If you want somewhere quiet to explore East Devon / West Dorset you’ll be hard pressed to find somewhere nicer than this.

We thoroughly enjoyed our stay at Larch Barn. It is an exceptionally good and attractive barn conversion, well thought out, good quality. Ideal one level which was helpful for my husband who has mobility problems. Kevin was kind and helpful. The weather was not good! .. wild, windy and wet most of the time, but we were able to enjoy the fabulous view from the big picture windows across the valley to the fields and hills .. especially as the sky and clouds changed so often. One time we saw a double rainbow. The weather did not dampen our enjoyment. We would definitely return.

Great place for a family holiday although slightly off the beaten track, down narrow lanes but easy to find. As a result, it is extremely quiet, it would not be advisable to walk anywhere (i.e. the local pub) from here, particularly if dark and a slog uphill. Watched a deer wander past the front door one morning. Very well decorated in modern, contemporary and tasteful décor. Lovely bathrooms. If you like "dark skies" for stargazing, you would love this place - bring your telescope. do try the alpaca treks up the hill! wifi plenty enough to do what we needed to do no problem. The deck and view is great but due to a lot of rain didn't get a lot of use :( Owner helped with one very minor oversight quickly, no issues during our stay.

Probably one of our favourite holiday places. Larch Barn is very well designed, constructed and appointed, in lovely surroundings.
It's only a small point, but we found that the duvets were rather warm (10.5 tog) for the warm June weather, and we take our own non-feather pillows as we are allergic to feathers! Overall we were very comfortable and had a wonderful peaceful and restful break.

A truly relaxing week spent at Larch Barn. Enjoyed the welcome hamper including Prosecco and scrummy West Country Crunchy Ginger biscuits. Very comfortable beds. Good en suite facilities with walk in shower + bath and atmospheric log burner. Star gazing from expansive terrace a must. Sidmouth and all of East Devon easily accessible including Donkey Sanctuary, Seaton Tramway and River Cottage etc. Week passed too quickly - highly recommended.

This is a wonderful cottage with a friendly and hospitable owner, set in a beautiful location. Ideal for visitors of any age, an added bonus is the access to the owner’s fields and lovely walks from the door. The cottage is all on one level, with accessible shower, so well adapted to visitors who are not wheelchair users, but have limited mobility. We hope to visit again soon.

It is a beautiful, spacious Barn converted to an exceptionally high standard, very private, exceedingly well furnished and extremely comfortable. We had a lovely week in Larch Barn. Very comfortable and spacious. Lovely location, very quiet. Ease of visiting locations in area and a lovely pub, Hare and Hounds 10 minutes away, good food and very dog friendly. Our dog is elderly so found the paths around and in the grounds of property difficult, due to being on the side of a hill. Owner very knowledgeable of area and helpful. Thank you for the extra rugs for our dog who has difficulty with uncarpeted floors.

We absolutely adored this barn conversion. It has quality and comfort throughout whilst nestled in a fantastic rural location. Kevin the owner is very welcoming and has equipped the bedrooms, ensuites, lounge and balcony with everything that you could need for a very comfortable stay. The views from the balcony were breathtaking and perfect for watching the sunset and star gazing. Parking for 2 cars was easy and the location was perfect for visits to Sidmouth, the donkey sanctuary and many other attractions. We strongly recommend Larch Barn and hope to return soon. Larch Barn has that delightful uncluttered feel of a holiday cottage yet still provides everything needed for a home from home experience. Kevin, the owner was present and helpful without being intrusive and he really made the holiday with some little extra touches. If you like a gentle stroll there is a great walk through the adjoining fields and back through the wood and for something more challenging there are paths and bridleways accessible directly from the cottage including the East Devon Way which passes through some beautiful bluebell woods - I would love to return at bluebell time. There is a lot of wildlife to see around the area including some Roe deer who visited the gardens most days during my visit. Sidmouth, Branscombe and Beer are really easily accessed and there are amazing coastal walks and lovely places to stop for afternoon tea. There really was nothing not to like about this holiday.

We have a wonderful week, the Barn is so lovely warm, clean and beautifully decorated, making relaxing is so easy. The underfloor heating was excellant and shower brillant for my tall fussy husband. The short walk around the attached land with the views complemented the relaxing feel. The deer in the garden, seal on the beach and the high standard of food in local pubs, cafes and restaurants. Only a short drive to coastal points of interest and in February the crowds were missing, and we worked around the weather. Kevin the owner is on site and is very consensus that all our needs were met, which was easy as we had none.
