Wow, Upton Mill is stunning!

Perched on the north Cornish coast just minutes from dog-friendly Trebarwith Strand and within easy reach of Port Isaac and Padstow, this is a perfect retreat for a group of friends or a family get-together. Behind the traditional facade prepare to be wowed by a striking interior that takes full advantage of the space and location of this impressive barn conversion.

One of three properties at Upton Farm, the first floor New England-styled open plan sitting, kitchen and dining areas with whitewashed beams, wooden floors and eclectic furniture is vast, and will be the focal point for all to gather.
The cosy seating-area takes prime position in front of the floor to ceiling windows, affording spectacular views across the lush countryside and the seascape beyond.

Need more of that view, well simply step outside onto the terrific decking-area, fire up the barbecue and enjoy al fresco dining from one of the best seats in the house. For some quieter times, there's a second sitting-room where you can curl up in front of the wood-burner with a glass of wine or a good book. On the first floor is a luxurious bedroom offering more of those views and downstairs the other four individually-styled bedrooms, with their own en suite facilities, ensure everyone can be up and ready together.

Upton Mill is a stunning property and exceeded our expectations. It's so spacious you can easily find a quiet spot. The design of the property is unique and decorations are stylish. It feels like a home rather than a holiday let, with plenty of things to do recreationally. There were some chilly spots in the house and we would have loved to have had the use of the wood burning stove. The weather was very wet and cold when we were there but, nevertheless, we had a large, fun, family gathering.

You can walk to the local beach at Trebarwith Strand in about half an hour and from there along the coast path.
There are lots of places to visit which are a relatively short drive away- but be aware there are narrow/single track lanes around the property.
Highly recommend for a big family holiday.

LOCATION

We stayed at Upton Mill from 18-25 July. The location is beautiful and remote. The views are amazing. It is lovely and quiet, with the odd moo sound from the cows, and you really do feel like you can relax here and get away from it all.

In terms of getting out and about, given you are off the beaten track, you do need to drive to all of your locations; even if just popping out for a pint of milk. Roads into the house are narrow. Be prepared for some tight manoeuvres with on coming traffic.

The local pub is advertised as a short walk away, which is true, but what isn’t advertised is the very steep hill you need to walk down to get there and getting back up is really for the super fit! Maybe there was another way, but we did not discover it.

THE HOUSE

The house itself is fantastic. It’s spacious and beautifully decorated and very sympathetic to the landscape - absolutely stunning. The rooms are spacious all with en-suite so never a queue for the bathroom! The house has some beautiful areas. There were 10 in our party and the layout allows you to spend quality time together as well as giving people the opportunity to have their own space. Not once did we feel like we were on top of one another.

The kitchen is well equipped with modern appliances and the dining area is fantastic.

Having the utility room is very handy, especially to dry off clothing on the rainy days if you get them!

We had issues with the Wi-Fi to start, but we got in touch with the owner who was very responsive and helped us solve the issue. If you don’t have WiFi, your connectivity and ability to make calls will be limited.

The main bedroom on the top floor has a real luxurious 5* look and feel to it; a really beautiful room. Unfortunately, the roll top baths plug did not quite fit properly which meant the water continually drained, albeit slowly, whilst in use! The drainage to the wet room bathroom needs to be looked at as even a 5 minute shower left the room in a complete puddle.

Cleanliness throughout the house could not be faulted.

There are lots of board games provided by the owner for you to play as well some outside games which is excellent. There are even 2 book cases with various genres for you to enjoy reading during your stay. A great touch.

THE GARDEN AND UPSTAIRS BALCONY

The garden is a nice sized area. There is a lovely patio and seating area. Brilliant for outside dining. If you bring your dogs, as we did, some attention to the fencing is needed. There was a section that was open and needs a new panel. In addition some consideration to the area that was blocked off with a piece of trellis to over growth beyond the garden could also do with some attention. Our dogs are fairly good at not attempting to go beyond the boundaries, when told, but could be an issue for the more inquisitive woofers.

This is a beautiful house for a large group. We had a 60th birthday celebration there and it was just perfect. We loved the open living area. We didn’t want for anything - it’s extremely well equipped. We particularly liked the wine fridge! The beds are comfortable with nice linens.

Extremely well equipped furnished and fitted 5 ensuite bedroom property, with excellent sea and countryside view from the spacious living area with a seated balcony ,also one of the bedrooms.
Most suited to extended family group rather than a joint booking by a group as there is a big difference in the facility and space offered by the various bedrooms.
Drivers need to be competent at reversing in narrow, stone wall edged, country lanes to cope with the traffic on the access road . This road is heavily used in season to get to Trebarwith Strand beach.
This popular surfing beach is one of the few where dogs are allowed all year around and there is only a useable beach for 2-3 hours either side of low tide.

Peacefulness, wide spaces (inside and outside) and one of the most extraordinary views made our stay at Upton Mill a glorious break from the city. Beautifully decorated and, as the accommodation was full of modern conveniences, we could relax as soon as we arrived. With Trebarwith Strand, Tintagel, Port Isaac, Rock and Padstow so very close by, opportunities for days out were many and varied, and the stunning coastal walks gave us the necessary exercise on a daily basis.

As there are relatively few supermarkets nearby, it is probably wise to book a grocery delivery, which is incredibly easy and very reliable.

A perfect sitting and layout for a large family or group of friends.

This is a comfortable and spacious holiday home - perfect for larger parties. Coastal walks, beaches and pubs all easily accessible by foot or short car drive. Would thoroughly recommend and we would hope to return.

The cottage itself overall was lovely but there are many little bits that need to be addressed, especially for the price the owners are asking for a week here.

The photos on the website were very misleading. The photos made it look like every room was very bright and welcoming when in actual fact 3 of the 4 rooms downstairs are very dark and have 1 or 2 very tiny windows. The pictures on the website have been lightened and all the lights turned on to make the rooms look like bright daylight floods the room, this is very much not the case!

Also there were no pictures showing the Velux windows in the upstairs room, which I would not have stayed in had I had known as when it rains, these types of windows are extremely loud. The courtyard and the garden out the back are in desperate need of looking after and maintaining as they looked very tatty and run down. More lamps are also needed inside the main family room so the stark overhead lights don’t always have to be used.

The lamps in the tv room were sufficient but we’re not checked before we got there and so one of them wasn’t working. The light switches themselves, even though some are labelled are extremely confusing throughout the whole cottage which I have seen other people mention on here. All lights switches need to be labelled when you have multiple switches for the same lights!

There were a lot of cobwebs behind the bath in the upstairs bedroom along the floor and walls and up the bath, there was food found under the sofas which our dog found, and a lot of the plates, bowls etc had to be rinsed out before we used them. Also trinkets and other things were found under the beds in the downstairs rooms so the 6 hours between the last people having to leave and the new people arriving so the house can be cleaned is obviously not being used to it’s full extent.

There also seems to be a problem with the communal upstairs toilet leaking and also there is an issue with the downstairs shower flooding with dirty water when the bath in the room next to it (the two rooms off the main foyer) is emptied.

The sofas in the main family room and tv room very much need to be upgraded and soft close toilet seats would be a boon!

A welcome book giving all the info you need regarding WiFi, bins, heating controls etc in one place would be a good addition instead of having info dotted around the house in different areas.

I think with the amount being charged, a minimum of £1800 per week, these issues could be addressed very easily. When you are paying a premium price, you expect the little details to be looked at and resolved. I was quite disappointed after having our holiday price upped after the first delay due to COVID restrictions, with the reason given that improvements were made over that time, yet all these issues still exist. What were these improvements?

All in all, apart from these issues the cottage is nice, the view is spectacular and if these issues were sorted

We found the location is remote but once we got used to the lane found our way around with ease.

We have given Upton Mill three stars because we feel that they do need to address some issues. The house is beautiful and on the whole it is very well stocked. You do have to be a confident driver on the narrow roads but that's part of Cornwalls charm.
The views from upstairs are amazing and although the weather could have been kinder, the balcony was well used.

Such a wonderful choice! The house is a lot bigger than the website seems to suggest and there was plenty of space for 6 adults and 3 small children to spread out and relax. The luxurious bedroom upstairs serves as a peaceful bolthole, away from the nocturnal disturbance of tiny guests. The room is so cosy when the wind is howling round that corner of the building and the rain is lashing against the skylights. (Yes, even in August!)
We enjoyed watching spectacular sunsets, though wish the weather had been kinder so we could have enjoyed meals out on the balcony and played in the garden.
The décor is beautiful and we enjoyed choosing our favourite artwork from the many displayed around the house. The house has so many stylish touches, yet is also relatively child-friendly.
We would love to return, though hope to be greeted by less saggy, woebegone sofas next time! (The only downside to this house.)

As soon as we opened the front door it felt like home and catered for everybody's needs. The complimentary wine, beer and biscuits were a lovely touch, even fresh milk in the fridge. Exceptionally clean and well presented with breathtaking views an added bonus. Idyllically located for walks and trips to local tourist hotspots such as Port Isaac, Boscastle and Tintagel. This property was stunning the interior was gorgeous and the view was unbelievable. The beds were top quality comfort with feather duvets and good pillows. The kitchen was well stocked with all the essentials you may need including dishwasher tablets, washing liquid, cling film, foil, Tupperware s and a welcome pack of goodies. It's the little touches like enough toilet rolls, gorgeous local body washes and the draws had smell bags too all Devine. The only negative are the sofas are a bit old which let it down but only slightly!
