Situated in what must be the finest waterside location in south Devon, Meadowcliff House and Cottage is a stunning holiday retreat with idyllic panoramic views across the estuary and one and a half acres of beautifully landscaped gardens. A majestic home that's perfect for either a large family or a group of friends seeking the ultimate getaway. Comfortably accommodating 18 guests, there's a fabulous wraparound deck complete with two hot tubs, an outdoor kitchen, an adult-sized 6 metre adventure slide, children's play area and direct private access to the river beach and estuary!
From the moment you arrive at Meadowcliff you will be captivated by the blissful views at every turn. Each room has been stylishly furnished with quirky artwork and splashes of colour. Sumptuous interiors welcome you into the gorgeous main sitting-room with cosy sofas, an impressive 65" TV with full Sky package and a warming wood-burner making this the ideal year-round destination. From here glass doors lead into the fabulous games-room complete with pool table and table football, ideal for entertaining the children and adults alike! The extensive open plan kitchen/diner is simply stunning, light and bright where even the most discerning of chef will feel at home. The 18-seat dining-area has captivating views, perfect for a celebratory meal or just for watching the tide ebb and flow. A separate snug can also be found on this floor, the ideal place for a quiet read or catch up with the daily paper. Bedroom one can be found on the ground floor, a pretty double room with a 'zip and link' bed giving you the luxury to choose either a king-size double bed or twins.
Climb the stairs to the first floor where four luxurious bedrooms await, all beautifully styled in soft pastel shades and furnished with beautiful linens. Bedroom two is simply stunning, with a gorgeous feature bedstead, bunk-beds, en suite shower-room, oodles of space and dual aspect windows giving the most idyllic view. Bedrooms three and five are delightful double rooms with king-size beds whilst bedroom four is a twin-bedded room, ideal for either children or adults, this room also has an en suite shower-room. The sumptuous family bathroom on this floor has a free-standing bath, double sink and separate shower, perfect for either a long soak or refreshing shower after a busy day.
Down steps towards the water's edge the extended and refurbished (completed January 2025), burnt cedar clad and white brick cottage awaits, self-contained with its own large open plan living and dining area, complete with wood-burner, three gorgeous bedrooms, one en suite and a luxury main bathroom complete with copper bath. Every room can access the wraparound millboard deck via heritage-style Crittall doors which give the most wonderful views (please note the cottage is a dog-free area).
The grounds at Meadowcliff are simply magical with oodles of space the children and family dogs will love. The large main deck area has breathtaking views and comes complete with two hot tubs and barbecue, perfect for al fresco dining from dawn until dusk. The young ones will be easily entertained in the play and safety-matted picnic area, featuring swings, slides, a see-saw and a 14ft enclosed ground mounted trampoline. For the young at heart an adult-sized huge 6-metre long slide provides entertainment for all. Private access steps lead down to the river beach and estuary where water sports lovers can launch paddle boards, kayaks and ribs. Meadowcliff has all the ingredients for the perfect waterside holiday. Paddle board and kayak hire is available on request.

This was a wonderful place to stay with the extended family over New year. The children loved the games room and everyone enjoyed the hot tubs. The annexe was especially welcome for the older members - somewhere to go to relax. The views from the property across the estuary were wonderful. We would love to come back.

Beautiful house. Photos of the house are good but nothing matched going down that driveway and entering the house. Very comfortable in all rooms. Annexe great attribute. Scenery outstanding. House is in walkable distance to Shaldon however road can be a little tricky for some due to how narrow it is. Please note we walked to Shaldon easily with a push chair. Easy reach to shops/eateries with car. Ness beach perfect for early morning and evening swim. Car park free till 09.00 and after 18.00 hours. Lots of beautiful places to visit. We were able to self cater easily in the house for 14 people. Youngsters went paddle boarding when the tide was in accessed from the bottom of the garden. Great slide for the little one. Perfect week to celebrate my birthday.

Perfect holiday home offering something for every member of the family. A super play park for the children, hot tub and games room with pool table which was used constantly. Extremely spatial rooms and fabulous views out giving beautiful sunrises and sunsets. Fantastic location with access to the water for paddle boarding, kayaking and fishing. Plenty of day out opportunities in and around Sheldon and Teignmouth. Absolutely recommend this property and will be returning.

As a family of fourteen this spacious property allowed us to spread out and enjoy the stunning views of the tidal estuary, particularly from the games room and the conservatory dining room, a real delight. Private access to the beach below was a hit too. The owners were very quick to respond to any queries or minor issues we had, and left us a lovely welcome set of chocolate Easter bunnies for the children and a bottle of fizz for the grown-ups - all very much appreciated! It is really encouraging that some of the earlier comments here re cleanliness and the unusable hot tub have been addressed, and the property is very clean, well-maintained and decorated, and a total joy to stay in. Would have no hesitation in thoroughly recommending this property, it's amazing!

Very attractive property for family groups with lots of children who would enjoy the huge trampoline, the hot tub and excellent games room. It was however a long way from the house to get easily to any nice beaches, but our children mostly seemed to prefer to stay in the house anyway!

We have had the most amazing time at Meadowcliff, 3 generations of our family stayed and everyone agreed what a beautiful house it is and the location is fantastic!! It is extremely well equipped and we have had some delicious meals sat around the huge dining table enjoying the beautiful scenery. There is more than enough room for big families to stay and I recommend they do!!

This is a delightful property which was perfect for our extended family holiday. The house is comfortable and very well equipped. The garden is a delight especially the new addition of a play area for young children and we love the access to the river. We walked along the beach at low tide with the grandchildren. Great fun even if some of us did get stuck in the mud! My husband and I enjoyed staying in the cottage which was very comfortable and has amazing views across the estuary. This was our second visit to Meadowcliffe and we plan to return again soon.

We stayed in this house October/ November 22. This house is fantastic for a large family/friends group. The setting is stunning, even in November and it is ideally located for visiting nearby seaside towns. Plenty of parking albeit down a very steep drive and plenty of space to spread out once inside. The inventory for the kitchen is excellent - everything you need - even to bake a cake! Great climbing frame and slide in the garden for children which we weren’t expecting. Loved the games room, the log burners, the annexe and the huge rooms. So special to have your own access to the estuary from the garden. I should imagine it is fantastic in the summer to bbq on the decking and sit in the hot tub admiring the stunning views. Didn’t love the unusable hot tub ( owner tried to help with this) and it could do with another en-suite as we had 6 adults sharing one bathroom. Although we did walk into Shaldon you need to be careful as there are no pavements and it’s a reasonably busy road - you can walk along the beach if you time it right though. We couldn’t get the internet working in the annexe either which was a shame as daughter needed to work. All in all though, I would highly recommend Meadowcliff, it really had a lovely cosy, homely feel to it - and most importantly all the beds are very comfortable!

Meadowcliff was the perfect base for a family holiday. The facilities and location were excellent and the views from the house were even better than we expected. The pool table kept everyone entertained, with a tournament taking all week to complete, and we made good use of the hot tub too.

Lots of swimming, kayaking...cycling and hiking in Dartmoor, plus trips to Shaldon, Teignmouth and Torquay - so much to do! BBQ and hot tub at the end of each busy day. What could be better. A fantastic property for a large family holiday. Stunning location with large surrounding grounds. This includes a park area for the children, gardens to enjoy, decking with a hot tub and amazing views and your own private steps to the beach. All very private behind large stone wall. Location is excellent with walks to the local town, loads of pubs and eateries to choose from and near by attractions and beaches to visit. The house was very clean and comfortable, lovely decor and really comfy beds! Separate snug area to lounge and enough TV's to please everyone! The pool table is a real plus and the fires lovely to relax by. There is a separate annex to the house which provides some privacy if required. If you want to get away from it all and spend some quality time with those you love this is the perfect place!

Lovely location. Very quiet and peaceful. Central for visiting places. Comfortable beds and great showers. Drawbacks were the inadequate cooking facilities (needs another oven if cooking for a large group) and the stairs were very slippy and three people fell (one badly bruised herself).

The main house is lovely, great views and comfortable. Be careful of the staircase, one step on the first staircase towards top is smaller and easy to slip! Great garden for dogs but be aware it’s not fully secure and has gaps in the fence for the inquisitive dogs which is next to the cliff top! Be aware no door on en-suite to bed so if sharing with a friend could be awkward Annex isn’t quite up to the standard of the main house which is disappointing

This house is in a great location, with a wonderful outlook, with a play area and large gardens. Be aware though you cannot walk into Shaldon with young children as road is very narrow, this wasn't a problem though as there was no issues parking there. We visited several other areas and had a lovely time in Devon. I expected this home to be extra special for my husbands 60th Birthday but was disappointed with its overall cleanliness and have suggested it could do with a good deep clean... we had a few other problems which we have told the owners about and hopefully they can be rectified for others...my aim is not to put people off as overall its a very large property to share with family, with lots of extras. The hot tub was a hit with all of us and kids especially spent a lot of time in there. The bedding and towels were lovely, super soft and fresh. Unfortunately it was just the cleanliness that was an issue for me.

Meadowcliff is a fantastic house in the most wonderful setting, we were blessed with a week of sunshine at the end of September. Sunsets to die for, beautiful views. Excellently equipped kitchen, room sizes were great which meant even though we had a family of 10 there, there is always somewhere to find your own space. We had a lovely restful stay despite not good weather for most of the week. Lot's of space inside and out. Made good use of large tv and sky because of the weather. The main lounge doesn't have big windows that overlook the river and garden...not a problem if weather is good and you are able to use the lovely terrace. Be aware that for anyone elderly / infirm staying in the bungalow annexe there are quite a few steps some of which are quite high between each one. Overall good value , especially if you use to capacity.

Our initial impressions on arrival were of a beautiful house in a stunning location. The view to the estuary is wonderful. Inside, the house is spacious and ideal for large groups however we were then faced with numerous cleanliness and maintenance issues which you would not expect from this standard of property and price. The annex is very sweet but the bathroom was dirty and damp with broken bath side panel, mould on the ceiling and mildew grouting. It needs refurbishing. We were most shocked to discover the ceptic tank overflowing so could not use lower section of the garden - keeping a 4 year old away from it. This is a beautiful house in a beautiful location but we were all shocked and disappointed by the issues we encountered with cleanliness and maintenance. I hope the designated property manager checks this property again soon before anyone else is as disappointed us we were.

We are a walking group of seven men and a dog. The property and location were ideal for what we wanted. We used it as a base for walking part of the South West coastal path (from Lyme Regis to Paignton). The bedroom and bathroom facilities were more than adequate for our needs. The kitchen and dining area made it easy to prepare meals on the evenings we decided to eat in. Good local bars and restaurants are only a short drive away. There is plenty of space to relax in comfort and watch TV, if you want to. We also had great fun using the games room, not to mention enjoying the spectacular views across the Teign estuary and down towards Teignmouth! All in all, an excellent property in a great location.

Meadowcliff is in an excellent location with stunning sea views and extensive gardens. The access to the beach is a huge bonus and we, especially the children in our party thoroughly enjoyed our little visits to it. The house is spacious, spotlessly clean and tastefully decorated. It was easily big enough for the 6 adults and 5 children in our party. We had BBQ's, played pool in the Games Room, had picnics on the lawns and there was room for lots of garden fun. The annexe cottage is a delight and was a holiday within a holiday for the Grandparents as it is so peaceful and totally self contained. We loved our holiday at Meadowcliff and were reluctant to leave. It is close to Shaldon Village which is a lovely and quaint with shops and a perfect family beach. There are many fascinating areas to explore near to Meadowcliff. We would highly recommend it.
