Warren Hayloft
Warren Hayloft is just past Cockwood harbour, on the Exe estuary. This beautiful property is one of two converted barns which is approached by wooden steps and has the living-area on the ground floor with the bedrooms below.
Steps lead up to the sitting-area, with a ‘living-flame’ fire, dining-area, and kitchen on the far side. The owners, who live elsewhere on the farm, have used exposed bleached beams and a soft pastel decor to reflect their proximity to the sea and long beach at Dawlish Warren.
Downstairs are two bedrooms and the bathroom (accessed only through the main bedroom). Outside the front door is a little wooden deck with a table and chairs and views over surrounding gardens and 50 acres of grazing land and the Exe estuary.

We have just spent a month at the Hayloft. From our initial enquiry to booking, arriving and sadly leaving, we received the best customer service from Classic and the owner Richard. We felt like family. The property is in a fabulous location. The south facing garden, the space inside and the views and space outside is more than ample and a joy to have. The views of the Exe are idilic, the local infrastructure made for getting around so easy that we left the car on the driveway and there are so many great places, trails and beaches, we ran out of time. We would highly recommend in a heart beat and we will return many times.

We loved staying on the farm and seeing cows and sheep through the window on one side and a sea view on the other! The property is lovely, clean and in a good location. There's a lovely cycle/footpath up to Powderham Castle or down to Dawlish Warren (0.5 miles) where we hired bikes from Exe Cycle Hire. I would recommend the Anchor Inn at Starcross bridge for great food overlooking the harbour. There is also a local Trainline going through Dawlish Warren. We had another lovely stay with Classic Cottages thank you!

We really enjoyed our stay at Warren Hayloft. Everything in the cottage was of a high standard, from the kitchen, very well equipped to the comfy beds. The cottage was very clean. We particularly enjoyed sitting in the garden listening to the birds and enjoying the beautiful surroundings with a cup of tea or glass of wine. We met the owner once, he popped by to make sure we were happy. We were! Easy walk to the train station with good destinations. We only used the car one day, other days we used the train.Local pubs were okay, but we ate in most evenings. We really had a great week and hope to return in the future.

Outstanding cottage in a superb location whether you want to explore the coast by foot, cycle or car. Stunning sunrise above Exmouth and picture postcard views of the estuary from your window. If you just want to relax you can just chill.

Lovely barn conversion on a farm in beautiful surroundings and anyone looking for peace and quiet. Pub, train station beaches nearby and ferry at Starcross across to Exmouth. Great for walks and cycle rides. Richard welcomed us and was there if needed. Although this did not distract from our stay some areas required more attention to detail in cleanliness. (Oven, microwave, lots of cobwebs, dust under some appliances and surfaces. The bathroom could do with an upgrade, although completely serviceable. Dog friendly but the garden is not secure.

This is a lovely cottage which has been refurbished to a high standard with creativity. There is everything you need in the kitchen including a welcome bottle of wine! The beds are very comfortable as is the sitting room and lovely dining area. Nestled on the farm with beautiful gardens and can sit watching the cows or sheep who tend to be in the next field. Highly recommend this cottage with plenty of walks to keep our busy Border Collie happy.

A very nice stay was had by all of us at Warren Hayloft. Excellent and beautiful location and views. The layout of Warren Hayloft worked well for the three of us as a holiday home. It was nice to have the bedrooms downstairs especially in the hotter weather and went some way to keeping us cooler. Easy access to the Exmouth Trail opposite property and easy walk from there to either Cockwood or Dawlish Warren. Great seeing the trains go by.

Perfect central location , and comfortable Wifi is not to be relied upon - phones it's fine, but laptop didn't like Wifi security - so be warned But that allowed me to switch off even more , so not complaining at all. Warren Hayloft is a gem of a place. Ideally placed with some lovely views. The owners are lovely and they allowed our granddaughter to feed the lambs. If it’s peace and quiet and country/sea air you are looking for you’ll find it at Warren Hayloft. If you are not good with stairs or have very young children then the stairs may be an issue. I would very much like to stay there again.

A well furnished and well equipped cottage with lovely views of the Exe estuary and the farm fields and woods. We enjoyed walking on the Exe estuary trail and along different stretches of the south west coast path. The cottage is a relaxing base to return to with a patio which gets the afternoon and evening sun. We hope to return sometime.

Warren Hayloft is set in a great area, you don't need to use the car all the time as you can use the train to Teignmouth etc and walk to Dawlish along the coast wall and it's not far to Dawlish Warren itself. The accommodation is very comfortable and the farm extremely quiet and peaceful. All in all just what you need for a wonderful holiday!

Huge thanks for a fantastic stay. It was a picturesque location with views out to the trains, boats and Exmouth in the distance. It was wonderful to have a well stocked cottage- things like washing up liquid, dishwasher tablets etc were all made available and access to clothes washing facilities. Great location with access to lots of wonderful spots and walkable even with two young kids to the beach. Richard (the owner) allowed the kids to walk up to see the sites ponies and llama which the children loved. The area was very peaceful and quiet and ideal for a relaxing stay.

All round we were very pleased with the property and it’s location. The main difficulty was entering the road from the driveway due to a blind bend to the right. A pole mounted mirror opposite would alleviate the problem.

Quirky cottage which has been thoughtfully converted from stables. There are 3 steps up from front door to each of lounge/dining area and kitchen so constantly up and down as well as quite steep stairs down to bedroom/bathroom. Lovely views from communal seating area over Ex estuary as well as the surrounding fields.

Comfortable, tastefully decorated property with slightly quirky open plan layout, very light and airy living area. Very peaceful position on quiet farm with pleasant outside area overlooking garden and land. Seating area and main windows face west so benefit from the afternoon/evening sun. Great location for all parts of the estuary, its nature reserves, towns, supermarket, train line, beaches, walks and cycle rides. The best aspect for us was the cottage being right on the cycle path running up/down the estuary - take your bike with you! - and having so many places to go within only a few miles. We recommend visiting the waterside area of Exeter, Topsham's museum, architecture, nature reserve & cafes, Exeminster & Dawlish Warren nature reserves & beach, Turf Hotel on the Exeter canal. We had a lovely weeks holiday, the Hayloft is really comfortable and the owners have decorated this tastefully and provided a well equipped kitchen. The views overlooking the Exe Estuary are attractive and the setting peaceful. The Hayloft provided us with an excellent base for trips out to Dartmoor and the Torbay area. We also enjoyed visiting the dog friendly beach areas at Dawlish Warren and Babacombe Bay and the sandy Exmouth via the ferry from Starcross. The local pub at Cockwood harbour is within easy walking distance and an ideal place for a drink and some cheesy chips.

The cottage is well maintained and in a very quiet location, with a lovely view over the estuary. It is located within a mile or two of Dawlish Warren itself where there is a very nice beach and promenade. There is a restaurant on the promenade which serves very good meals at a reasonable price. There are other restaurants nearby. In all it is an excellent location to spend a holiday and we look forward to staying there again next year
