A secluded gem tucked into the edge of the cliffs, known as Freathy, and invisible until you get to its parking space, Gulls Roost boasts panoramic views of the spectacular coastline it overlooks – as far as Rame Head and out to sea to the Eddystone Rocks in the distance – at night the sweep of the lighthouse is visible on the horizon.

Steep steps lead past a little patio and on down to the bungalow itself. The spacious sitting/dining-room with its comfortable sofas and huge window showcases the stunning sea views. As well as the kitchen and a cloakroom at the back of the property, there are two en suite bedrooms both of which enjoy marvellous views out to sea.

This cottage really is WOW! So clean, so warm, so well laid out, such comfy sofas to sit and marvel at that incredible view and just a joy to come back to. Would have loved to have been able to sit outside and soak up the sight and sound of the sea…..but it was February! Next time!

Lovely house with great views out to sea. Very comfortable and well equipped. Patio is a great place to spend time. I could have sat and watched the waves all day. A cruise ship and the navy even came by. Footpaths to the beach not that easy to find and very narrow and steep. Great quiet area with small towns and villages close to. Lots of quirky places to visit including "the Canteen" at Maker Heights. Definitely on my list to come back to stay longer next time..

This is our second year at Gulls Roost and like last year (April time) we had a super stay. It really felt like coming back to our second home this year. It's a terrific location and the see view from all the windows is fabulous...the lounge windows just look onto and out to the sea. It's a really tranquil and quiet spot with privacy, so you can really chill and enjoy the lovely light and airy feel to the cottage. It's probably not ideal if you have mobility issues (due to the steps down to the cottage) but of you want to get away and lose yourself, this is the place to stay. There are excellent beaches nearby and the Edgcumbe Estate, The National Trust House at Antony Estate and Rame Head peninsula are all within 15-20 mins. The Finnygook Inn at Crafthole and the Bay Restaurant at Cawsand are great to eat at whilst breakfasts at The Cliff Top Cafe up the road and at the Salty Dog Cafe (about 10 mins away) are a great way to start the day. We had a great time again and will definitely be back next year!

Lovely holiday at Gulls Roost, very peaceful and the sea views were outstanding. The cottage itself was spotlessly clean, comfortable, spacious and well equipped. The downside of the property we found were that the white curtains in the bedrooms let in lots of light in the morning, WiFi connection/service was not great, outside paintwork could use a freshen up, garden furniture could do with being updated, wooden furniture looks weathered and dirty, when lying on one of the sunloungers it broke, which put us off using any if the other ones, the housekeeper was extremely helpful and brought us along her own sunlounger to use, these aside we will definitely return.

Gulls Roost is fabulous. Its in a beautiful location and is very comfortable. Our one suggestion would be to either change the bedroom curtains to thicker ones or install blinds. They are very thin and let in the morning light. Otherwise take an eye mask! Apart from that its flawless.

The view was outstanding but it’s quite remote and very exposed to the elements and although we had Wi-Fi we had no phone signals If you bring a dog I would keep it on a lead outside at all times. If you have any difficulty with steps please be aware there are small steep steps down to the property. A pleasant week away and the local pub is very friendly and the food was good as well.

Excellent cottage with exceptional location. To help other visitors we felt the access to the beach to the West is shorter, and possibly better in slippery conditions because it has steps. However, the views are more 'closed in' with other properties around the path. The views from the Eastern access are more far reaching. Both paths are OK with a section at the bottom that is steeper and requires more care. (I walk with two sticks - so if I can do it you can!)

Idyllic away-from-it-all cottage with unsurpassable sea views. Roomy, comfy and well equipped. Sunny SSW facing terrace, sun from 10am-9pm in the summer, overlooking the beach. Wonderful dark-sky view at night. The beach has tricky access but is a wonderful, huge, sandy beach with the path down the cliff not far from the cottage. Bit breezy sometimes!

Once again a wonderful holiday at Gulls Roost. We have been many times and still get a buzz coming down the steps. The view is stunning, the bungalow clean and inviting. In answer to a previous review we have been coming for many years and there was indeed a path from the garden to the beach but people used it as an exit( we quite often found people in the garden) so presume it was closed.

My wife, daughter and I had an absolutely fantastic, lovely and relaxing time at Gulls Roost last week. The cottage was clean and very pleasantly decorated and had all we needed in terms of a quiet bolt hole. The biggest feature was the dramatic view from the lounge, one to die for. We could have stayed in each day and just watched the sea come in and out. And it was private, with no one able to look in or over the cottage. Our only wish was to have had a path leading down to the beach below straight from the cottage! The other paths leading down to the beach were lengthy and steep, so be prepared to spend time getting down there. It was relaxing and felt immediately like being at home. The only thing we found on arrival was finding it, as we went past it without realising it! That apart, it's perfectly placed for trips out the rest of the coast as well as nearby National Trust properties and some lovely pubs and restaurants serving really tasty food. The information provided in the cottage folder was spot on and a nice welcome note added to the attention to detail...all a nice touch. We enjoyed it tremendously and are already looking to book it again!

I stayed at Gulls Roost with my elderly parents and we absolutely loved it. The weather was mainly wet but it did not matter at all. There can be no better way to relax than lounging in the cosy, comfortable bungalow watching the sea crashing on to the shore through the wonderful floor to ceiling windows. I have visited Cornwall many, many times, it's my favourite part of England, but I am had not discovered the Rame Peninsula - until now. The beaches and views across the headland are breathtaking and Gulls Roost is the perfect haven. We'll be back!

We had a really wonderful 6 nights at Gulls Roost. The cottage is well equipped, warm and enjoys an outstanding view of the bay; we had the most relaxing time here. The sunsets over the sea are fabulous from both the sofa or on the patio (wrapped up warm with a cuppa!) and we were lucky with such beautiful walking weather for November. The steps down to the beach are OK but anyone with mobility issues might struggle. But once on the beach the sand and rocks are stunning and we enjoyed a couple of walks in and around the bay (be aware of tide times though!). Can highly recommend a trip to The Canteen at Maker Heights and walks along the coast path in either direction. A wonderful place, highly recommended and we'd return in an instant.

Tucked into the edge of the cliffs, access to the cottage is down a number of steps from the main road (and parking area) where you'll find Gulls Roost, located in stunning and very quiet area of Whitsand Bay with the most remarkable views which will not disappoint. Comfortable, tastefully decorated, spacious, warm, and dog friendly too! We did find the beds a bit too soft for our liking, but this is perhaps just a preference. The cottage is well equipped with everything you need, including Free-Sat TVs in the main lounge and bedrooms. The WIFI works well, although it can cut out for a couple of hours in a storm (which is to be expected given the location). There are plenty of books to read, puzzles to do, and nearby places to visit. We stayed at Gulls Roost over the New Year and really enjoyed our very relaxing stay there. Thank you. We hope to return.

Very comfortable and spacious with a fabulous view. Just remember you're on top of a cliff (70m up) so it can be windy (tip: even in a SW breeze, at beach level there is no wind! So go to the beach anyway!). Well equipped and tastefully decorated with TV's in all rooms. Absolutely fell in love with Gulls Roost. Best place to watch a raging sea in a tropical storm! :-)

While taking my bags up to the car from the house I noted that there were 48 steps. That phrase reverberated in my mind. 48 steps, 48 steps just 48 steps to the end of my holiday, 48 steps to take to the old routine. I don't think 48 steps have ever been so difficult. One step after another, each harder than the previous step. The steps that take you home from the dream are always difficult but its nice and comforting to know you experienced the dream and Classic Cottages as the Gulls Roost where there for my family and I. Thank you for the experience. To wake in the morning feeling happy is a great experience and the Gulls Roost gives you this. Never have the words 'Its nice to go away but its nice to come home' ever meant so much but this is how I felt after each day out here. Fantastic to be out and about enjoying Cornwall but great to return to the beautiful Gulls Roost. Every thing was here for you to enjoy. Every thing was here to be seized upon and utilised for your enjoyment. Everything from the tangible relaxing atmosphere within the house to the 9 sea gulls roosting below on the little cluster of rocks visible from the balcony. If it looks great, feels great then it is Gulls Roost. Look in life not many things are cheap these days. We all try to cut corners and look for a better deal here and there but quite frankly we all know in our heart that you really do only get what you pay for. Life is a compromise I know, we all know this but why does it have to be. During the last year I have lost friends and its this thats placed this new passion and drive within me. A drive to try and live life more to the full. A drive to try and do better and try to do better for my family. Part of this is enjoying what you have and what you can have. Look around and see that the world is a great place. Splash out a little. be prepared to pay a little extra and then reap the rewards. I searched for my holiday trying to save a few bucks here and there and Gulls Roost was not the cheapest. I thought to myself 'don't do that to yourself' 'My family are worth a little more and I am worth it too'. I was right Gulls Roost and Classic Cottages helped me achieve and satisfy my recent passion and drive. Thank you very much to you all.

What a lovely place. Spectacular view and so comfortable. First class place to come back to after a long day exploring the area. The bottle of wine was a lovely touch and much appreciated. Going to sleep to the sound of the waves was so relaxing we did not want to come home. Would highly recommend this property to anyone looking to get away from it all. Even in March it was glorious, if a little windy. But looking out over the sea from the warmth and comfort of the large sofa was delightful.

Amazing views from pretty much every room in the cottage and a lovely sun trap of a veranda to enjoy those views outside (if you get good weather - which surprisingly in October we certainly did!). Sunsets were gorgeous too and seemed to fill the entire chalet! Listening to the sounds of the ocean while dropping off to sleep was just the ticket for a truly relaxing holiday. On a less positive note we feel a responsibility to warn about the very poor Wifi, especially, if like us, you happen to be taking a teenager with you (and a husband who has to download his daily newspaper!). I'd like to say these things aren't important for a relaxing holiday and personally for me the views and location outweighed poor Wifi. And we do appreciate that it mightn't be something the owners can do that much about - but just be warned.

Lovely location and the beach was amazing. Footpaths to the beach that are close to the property needed to be navigated with care. For smaller dogs or people not so agile this could be a problem. Once on the beach, it's lovely, just take care getting to and from. Other footpaths lead to the beach and we did not explore these. They may be better, but the closest ones need a little care.

It should have been stated clearly that this place is not safe for children or animals as the house is on the main road with dangerous traffic and there is no fence around the house, therefore all children and dogs can be on the road in two seconds. Also the beds are horribly old and uncomfortable, including that super used sofa which is just unacceptable when one pays a thousand pounds for a week. We could not sleep well at night and by the morning everything was hurting, we could not sit and enjoy a movie either because the sofa was the arch enemy. At some point i was so desperate to sleep that I almost ended up on the dogs' memory-foam mattress. The double duvet and the tiny beds are also upsetting. It should have been also mentioned that the house is next to a military training base (literally), therefore most dogs will have a very stressful stay instead of the dream holiday.

Fantastic location and magnificent views! Having breakfast or a cup of coffee in the morning on the patio - such a treat. Beautiful beach and dogs allowed meant we all had a great time. Freathy provides an easy access to lots of nice places and is only 25 min drive from a big supermarket - should you need anything. We had lovely dinners in The View, Finnygook Inn and a massive breakfast in the Daisy's Café. Kids enjoyed go karts, adrenaline valley and crabbing in Looe. Just one week and only 4.5 hour drive from home and wow, what a nice holiday. Thank you

We stayed for the second successive year and, if we stay in the area again, no doubt we'll stay at Gulls Roost again. It's a beautiful location over a wonderful beach, in a lovely area. The view (which you get from both bedrooms as well as the living room) is breathtaking. The cottage itself is beautifully presented, with great care and attention to cleanliness and detail - and the welcoming wine, flowers and biscuits are a really lovely touch. We can't fault the place - I'm sure you won't be able too either!

The view from Gulls Roost is simply spectacular and must be experienced to be believed. We had a very sunny week and watching the sunsets from the patio were better than we have seen in the Mediterranean. The cottage is very comfortable, light and airy, the layout is well thought out to maximise the sea views. All in all the perfect place for a holiday and we would love to return.

This was our third visit to Gulls Roost. It has not lost its charm and we have already booked it again in 2016.

It's a beautiful cottage and its location is fantastic. Morning, noon and night, the view brought a smile to our faces and I cannot recommend it highly enough. Everything inside was clean and exactly as described - and it's roomy too. Beautifully laid out as well Sidney (the toy poodle) loved it here too - the garden is nice and secluded and just right for a small dog. We loved the walk down to the beach (though it is a bit strenuous at first) and the views from there are just as wonderful. You're no more than 20 minutes from Polperro, Looe, Portwrinkle, Downderry, Seaton, Rame Head, Kingsand/Cawsand, St Germans, Liskeard, Saltash and Torpoint. There's a Tescos in Liskeard (11 miles away) and a Sainsburys in Torpoint (3 miles away) if you need to do a big shop too. Brenda (the housekeeper) was lovely too and the wine, shortbread and flowers on reception were a genuinely nice too. Can't be faulted - highly recommended. If you want a view - THIS is the place!

For anyone looking for a peaceful holiday away from the hustle and bustle of day to day life, look no further than Gulls Roost. We have enjoyed 13 holidays here, and intend to continue for many more. The cottage comfort is second to none, and the views and location are simply stunning. There is always entertainment, watching the surfers, the Navy, and the bird life. The owners make new improvements every visit, and clearly are dedicated to the comfort of the tenants. The sunsets are breathtaking. We could not recommend this cottage too highly.
