The old Devon/ Cornwall border sign which used to run between the two villages - there is now a more obvious border - the River Tamar.
The villages have a great choices of places to eat and drink. The Halfway House is only a few yards down the road. On a Wednesday night you might hear the Halfway Harmony singers singing a tune or two.
The villages of Kingsand and Cawsand are utterly charming.
Another pub in the village offering good old traditional hospitality.
At low tide there is a large expanse of beach - your four-legged friends will simply love it.

Totally unique, packed full of charm and with the most stunning of coastal views - welcome to Erica! Perfectly positioned by the beach, this darling of a cottage makes for the ultimate coastal getaway, whether you are looking for a romantic seaside escape, family beachside break or a fabulous adventure for your four-legged friend. Located right in the heart of the charming twinned villages of Kingsand and Cawsand, you can throw yourself into village life from this plum location with the harbour, shops, galleries, pubs and cafes right on your doorstep. It is a magical haven for a great holiday.

Set over four floors, to take full advantage of the spectacular setting and boasting two beachside terraces, the breathtaking view from this mid-terrace cottage stretches out over the sheltered waters of Cawsand Bay to Fort Picklecombe, Plymouth Sound and Dartmoor in the distance. Step into the cottage kitchen which is light and airy thanks to the large picture window that leads out to the terrace area, a wonderful spot for a leisurely breakfast or lunch, but with the villages having such a great offering of places to eat and drink, including The Old Bakery Cafe (seasonal) right opposite – you will smell the delights as they bake – there's every excuse not to do any cooking, well you are on holiday after all!

The cottage stairs lead up to the sitting/dining-room, where the bijoux dining-table enjoys the best seat in the house taking in that view, you won't worry that the cottage has no television, and the warm glow of the wood-burner makes this an ideal retreat for those out-of-season breaks.

Head up again to the charming second bedroom, which conveniently has its own en suite cloakroom. This room is set up in the eaves and the sloping ceiling adds to the overall charm and character but please mind your head; there is limited access to one side of the double bed.

The main bedroom is on the lower ground floor with its large picture window leading out to a second terrace and of course more of those glorious views, it will make it difficult to get out of bed everyday. This floor is also home to the stylish shower-room and utility-area.

Stunning views from two separate terraces overlooking the sea - the position and view of Erica is excellent. The beds were very comfortable and the property spotlessly clean. However, we were disappointed with the overall condition of the property which would benefit from a facelift, in particular the kitchen. This is not the property for you if you have any mobility issues as the three staircases are narrow and steep. In addition, if the weather is inclement rendering the terraces unusable, the property does not have adequate inside space for four people, for example there is only comfortable seating for three in the sitting room.

Erica is a lovely cottage in many ways, and in a beautiful situation. The bottom terrace is a stunning place to sit out in the evenings overlooking the sea. It is narrow and steep inside, and it is characterful. Be aware there is a lack privacy in the master bedroom if you forget to shut the curtains! It is not the most comfy holiday cottage, but this could easily be remedied with new mattresses on both beds (one extremely saggy, one hard and lumpy!) Maybe another comfy footstool in the lounge too. Fortunately we had lovely weather so this did not matter as much as it could have done had the weather been poor.

The house has fantastic views but is let down by its poor state of repair and many parts of the kitchen do not work. Not really suitable for four adults. We have stayed for many years but this will be are last stay, in need of extensive work to modernise and deal with defects reported to Classic ( roof leak).

What a beautiful little village Cawsand / Kingsand is. Erica is situated on the prettiest little winding and narrow street and the kitchen and lower bedroom doors open directly onto balconies overlooking the sea. Parking at the local carpark and walking up to the property was very easy - we paid on our phones for a week (£18 I think) and then came and went as we wished. The Old Bakery opposite Erica closes for the winter but there is another little coffee shop a minute away at the end of the road where the coffee is great and pastries are delicious. The Halfway House Inn is the nearest pub and the staff and locals there were so friendly. We loved Cawsand / Kingsand and the locals, and we loved staying at Erica.

This quaint little cottage is set in a stunning location, with incredible views. The village has lovely shops & pubs and some beautiful walks. The ferry across to Plymouth is a must do & very good value for money.

Excellent stay in this little cottage. We love, love, love the view and sound of the sea from every room and watching gazillions of swimmers! Very entertaining. (Dog was baffled by disappearance of beach at high tide though!). Beautifully clean village. Lovely friendly place. Great pubs. Best food at The Devonport. And delicious, huge pizzas delivered to our door from The Old Bakehouse (opposite) - hilarious! Car parking was easy in September (£25 a week). We stopped outside Erical to drop our bags on arrival with no problem. (Note extra L on door name. Brilliant lock on front door for ease of use - ignore key box!). As others have mentioned, the stairs are challenging, especially for tall people with big feet! Perfect for two (only three lounge seats) but we had friends to stay for a couple of days and it was fine. Bring your own kitchen essentials: salt, pepper, clingfilm, vinegar etc and more tea towels. No beach towels and house towels are getting tired. Note that you can lock patio doors open a smidge for air at night and sea sounds - heavenly! Big hooray to Classic Cottages for sorting out minor glitches. Very well done and thank you. I’m sure we’ll return. Make sure you walk on Rame Head out to the medieval chapel. Gorgeous!

We stayed at Erica for 5 nights and really enjoyed it. It’s centrally located with walks, shops, and pubs just down the street. The views were fantastic and we spent a lot our time looking out the window and reading about some of the history of the area. Maybe not ideal for the vertically challenged - going up and down the narrow stairs but the cottage’s character and location are certainly worth it! We would definitely stay again.

This was our first visit to the twin villages of Kingsand and Cawsand and we loved it! The location of this property was amazing and we never tired of looking at the views from every room. Lots of lovely walks on the doorstep and a great local shop (The Stores) on the doorstep for delicious treats on your return. Everyone was very friendly and we will definitely return.

We thoroughly enjoyed our stay at Erica. It is in the most stunning situation and we loved being so close to the sea and being in the centre of such a thriving little village. Our dog was made welcome everywhere we went and the walking was a complete joy. We walked the whole Rame Peninsula, to Mount Edgcumbe and back and on another day we caught the super little Cremyll ferry over to Plymouth. We hope to return and have recommended it to several friends too.

The view from the cottage is second to none with a choice of two small terraces for some alfresco dining. (I have made some concerns I had with the outside space to Classic Cottages). The cottage is very small and the stairs are steep. It sleeps 4 comfortably in the two bedrooms but the sitting room only has a two seater and one armchair for evening relaxing. The location is perfect for a getaway break, close to beaches and some fabulous walking!

This is a lovely house in a great location and is well equipped. The views from both balconies is beautiful. The stairs in the house would be very difficult to negotiate for anyone over average height or with any degree of mobility problems. The living area is not really furnished for 4 people having only a two seater sofa and one arm chair. Areas of the property would definitely benefit from an update. We loved the villages of Kingsand and Cawsand and will most certainly return to the area. If you're visiting and enjoy swimming in the sea this is the perfect spot. All the pubs and eateries in the area were very good.

Unfortunately we were not happy with the standard of this cottage, it's not up to the usual Classic Cottage standard. We have fed back details, but generally the property feels unloved and needs some attention. The views and location are excellent. However the property notes should mention that the patio is joined to the neighbours and has no privacy at all if the neighbours are out! It could be a lovely property with some updating and attention to detail and style.

Great spot, sheets clean, lovely layout of house. Shower obviously been blocked for some time as there was a plunger in there. No drainage. Overflowed running into bathroom and bedroom. We left a day early as we could not face the flood waters a 3rd time. There were rusty broken fishing rods, empty planters outside, rusty furniture, old buckets, a propeller, an old sock. The whole place was deeply dirty - the surface had been cleaned but under sofa in corners etc looked like not cleaned or decorated for 20 years. No microwave. It would have been good to be more explicit. We couldnt cook the food we brought. It would also be good to be explicit that there are no internal doors, especially on bedrooms. There was old food in the cupboard and in the freezer. Plates bowls, cutlery and frying pan were dirty.

This quirky little cottage with fabulous sea views on each of its four floors has the makings of a magical holiday let. Sadly however, currently it is badly let down by chronic lack of maintenance. Hopefully, the owners of the property can be persuaded to address the various problems we’ve raised with Classic Cottages and will refurbish to a level that will realise the cottage's full potential.

Erica is a quirky comfortable cottage in a stunning location. Set over 4 floors it certainly keeps you fit and our dog found it very confusing! Kingsand/Cawsand is beautiful with little winding streets & great walks in either direction. The property is certainly handy for the bakery where we got our morning pastries & fresh bread & there is a well stocked shop & even a fish & chip van at weekends. We would love to return
