Bracken Lea
Located close to the villages of Lynton and Lynmouth, with their unique water-powered cliff railway, in an area famed for its beaches and the beauty of Exmoor, this fun, modern, reverse level house offers a setting away from the crowds. A perfect holiday abode for families, friends, and couples as well as the family pooch. Bracken Lea has been beautifully presented throughout, the house floods with light whilst giving you the feeling of being in a treehouse you can hear the river Lyn babbling below. From the minute you arrive you will switch into holiday mode!
As you step over the threshold from the driveway you will discover all four of the bedrooms along with the family bathroom on this level. All four light and spacious bedrooms have been thoughtfully decorated creating a dreamy haven that you can retreat to at the end of the day. Three of the four bedrooms offer the versatility of 'zip and link' beds so you can choose from a king-size or twin beds - either way, you're sure to have a restful night's sleep wrapped up in crisp fresh linens accompanied by the gentle sound of the river. The remaining bedroom enjoys a grand vaulted ceiling and a swish en suite shower-room complete with twin sinks and a waterfall shower.
Head downstairs to discover yet more space. The open plan sitting-room has a dining-area which offers the perfect spot for all the family to come together at the end of the day; after a family meal sink back into one of the three sofas, switch the Smart TV on and enjoy a family movie night or catch up on your favourite programme via the usual apps.
The spacious and sociable kitchen/diner yet again floods with light offering the perfect spot to cook up a family brunch that can then be enjoyed around the breakfast table or open up the patio doors, let the outside in and take a pew for that perfect morning brew whilst listening to the birdsong.
The terrace is the main outside space at Bracken Lea and wraps around the back of the house which is accessible via both reception rooms. The perfect exit plan for a fun game of hide and seek for the younger members of the family who will also while away the hours under the stairs in a magical cubby area that the owner has created!
The glorious outside continues the treehouse feel with the terrace perfectly set up for long lazy mornings or fun family barbecues at the end of a day once the sandy toes have been washed! If you need a moment of peace, then follow the garden path down to the river where you will discover a garden bench offering a spot to switch off and simply take the moment in. Being so close to the river children need to be supervised at all times but most importantly relax and melt into your natural surroundings. There is even a lovely circular walk nearby, known as the Watersmeet Valley Loop, which takes you right down to the water's edge in Lynmouth, the perfect excuse for fish and chips - well you are on holiday after all! You can also walk to Watersmeet (National Trust) where you can enjoy light lunches or an afternoon tea in the tea garden by the river (seasonal).
Once discovered, Bracken Lea will become a holiday favourite and you will want to return year after year to add to the holiday memory bank!

We had a great week in Bracken Lea save for a few minor issues on arrival which were sorted. The house is well situated for the short drive in to Lynton and Lynmouth. We found the steep walk down to Lynmouth quite manageable but used the Cliff Railway frequently to come back up, the ride was a treat, especially in good weather. Also the walk along the coast path to the Valley of the Rocks was both scenic and spectacular and very nice lunches in the cafe there. Also a nice walk from there back along the coast path to Lee Bay through the Lee Abbey Estate, beautiful. Also had a nice lunch at the Blue Ball Inn situated on Countisbury Hill, spectacular views from the patio. Nice waking too along the coast path from here towards Porlock. Another highlight was the walk from Tors Road in Lynmouth along the riverbank to Watersmeet where there was another nice cafe for lunch and or refreshment which is 40 minutes to an hour depending on how frequently you stop to look at the views. We found the pubs and restaurants in both Lynton and Lynmouth to be of a good standard although we did think most places were quite pricey. Definitely a place we wish to return to in the future. There was a bit of an issue on the day of departure when the curtain rail above the shower bath in the bathroom fell from the ceiling whilst it was in use, hope this has been rectified in time for the next occupiers!

Great house in a perfect location for us and we really enjoyed our break at Bracken Lea. The weather was not kind so we did not do all of our planned walks therefore, we hope to return. Thank the owners for the use of their home.

It's a lovely property and inside the house is beautiful decorated echoing the nature right on the door step. Our holiday wasn't quite as expected with unscheduled visits to A&E so to be able to return to the calming space was just what we needed. It's our 2nd visit!

The house is ideally located. A very quick car ride away brings you to beautiful Lynton and Lynmouth, and a little further on to The Valley of the Rocks where, if you are lucky, you can enjoy the setting sun over glorious cliffs and sea. Immediately next to the garden is a gate leading into National Trust woodland which follows the river down to Lynmouth; a couple of miles, some of which is quite challenging, but well worth it! The house is really comfortable, with patio doors opening on to a lovely terrace to enjoy in the summer months.

Bracken Lea is a super property, ideal for large parties since there is plenty of space to spread out. In inclement weather the large TV in the sitting room is ideal for movie nights. For those wishing to use public transport, buses stop just round the corner (on the road into Lynmouth) and now accept dogs. The whole area is very dog friendly and the walk next to the house along the river is ideal for a stroll. For vegans and vegetarians (with or without a dog) we can especially recommend Charlie Friday's in Lynton. A trip on the cliff railway is a must as is a visit to see the goats in the Valley of the Rocks.
