Woodbine Barn
Woodbine Barn is in a magical rural setting between the stunning beaches of the north Devon coast and the wilds of Exmoor National Park. This very high quality barn conversion is at the original farmstead at Smythapark but is detached and set away from the historic farmhouse.
It has a lovely patio-area at the back – so completely private and not overlooked – adjoining a huge fenced hilltop paddock with stunning panoramic views, dedicated to Woodbine Barn's guests, children and four-legged friends. The beautifully presented accommodation has a sitting-room with a wood-burner and Smart TV, a fully equipped kitchen/dining-room and on the first floor two lovely bedrooms – one is a double and the other can be set up as a double or as twins for flexibility.
Off the beaten track in the best sense of the word, and reached along a long private farm track which curves around the hillside, the setting at Smythapark opens up with space all around. Smythapark's owners use the farmhouse themselves, when they can, but you will feel totally independent if they are there, however, much of the time you will have the setting all to yourselves.

Mr Hodgson

Mrs Heath
We had a wonderful week at Woodbine. The cottage is comfortable and well appointed.
Mr Shouler
A lovely property, decorated to a very high standard, sitting at the head of a secluded but beautiful valley, but still close enough to all the main attractions to be the perfect base whilst staying in North Devon.
Mrs Cave
We loved Woodbine Barn for its peace and quiet, space and privacy and dog-friendliness. There are many beautiful walks either from the door or elsewhere (particularly coastal and on Exmoor) that can be planned. Fab week!
Mrs Fisher
A tranquil setting in a beautiful part of devon. We had perfect weather for days out with Lily our dog to then going back and enjoying the grounds, with a nice glass of wine and a crisp or two, in the sun traps around the property. It was lovely in Autumn and it would be nice to return and see Woodbine Barn in the summer months. We will be back.
Mrs Nash
This is one of the most peaceful, tranquil places we have stayed in. The barn is beautifully converted and very comfortable. The fields around the house were available for us to use with our dogs which they loved (be warned, if you have a dog with high prey drive, deer and cats also use the same fields!!). Arlington Court (NT) is just down the road and the beautiful beaches at Woolcombe and Saunton Sands are a 25 minute drive away. There are some lovely walks on the doorstep too. Can’t wait to return.
Mrs Claydon
Wonderful property in a peaceful and rural location. Very clean and well equipped. Loved the Smart TV. Everything provided for a relaxing holiday in beautiful North Devon.
Mr Wilson
A lovely rental in beautiful surroundings. Well worth the money - and highly recommended.

Mr Taylor
A very comfortable, well-equipped barn in a very peaceful location. Well situated to allow visitors to explore the whole of North Devon.
Mrs Hatter
What a gem we absolutely fell in love with converted barn you felt at home the moment you walked in the door and the views were unspoiled we spent our days exploring the surrounding country side with so many walks just on the doorstep then chilling out in front of the log burner with a glass or two of wine …. Many thanks to the house keeper for a wonderful welcoming tray one of the best we have had in the many years of booking holidays with you hopefully we will return in the near future…
Mrs Mitchell
Woodbine is the perfect place for peace, rest and relaxation. Every need has been catered for - lovely fresh crisp bedding, soft towels, immaculate well stocked kitchen and a fantastic welcome pack. You do need to factor in additional time to get anywhere with the narrow roads but that is what makes it so peaceful.
Mrs Coffey
This is a lovely cottage in quite a remote location. There is lots of room both in the cottage and in the grounds. Very nice equipment and furnishings. The owners have gone to a lot of trouble to make sure everything is explained. We had a problem with the broadband on arrival but quickly sorted out by Martin. Lots of places to visit and explore in the area once you get used to driving down the narrow lanes. We had a really nice holiday. Thank you.
Miss Ryan
Just that this was one of the best properties that we have rented - top quality specifications with regards to the furnishings and decorations and lovely personal welcoming touches such as a vase of flowers and bottle of wine. Very peaceful and tranquil location.
Mrs Rodford
Stunning property, beautifully kept, was a real home from home. Easily the nicest holiday cottage I’ve ever stayed in.
Mr Gardner
A lovely cottage , in a peaceful setting.
Mrs Craig
The cottage was very comfortable, clean & well equipped. It was lovely to see the log stove ready to be lit if needed with a full basket of logs as well! The garden chairs were really comfortable and relaxing as were the settees and beds!! A truly relaxing cottage - thank you!!

Mr Brooker
Stunning cottage loved our stay just forget things when you are out or a bit of a pain having to go back out.
Mr Bowling
A lovely property with everything you might need included......off the beaten track, quite literally....but with amazingly good internet! Couple who own it are charming and very helpful, not that you'll need to ask them for anything. Top notch.
Mr Baxendale
A very peaceful and tranquil setting with a lovely property. Sharon and Martin were very welcoming and went above and beyond. Our dog very much enjoyed running around the paddock. Woolacombe beach and Saunton Sands are lovely and dog friendly, well worth the trip!
Mr Power
Overall, this we had an excellent holiday at Woodbine Barn. The location, in the middle of gorgeous Devon countryside, is superb. Nothing to hear but the sound of silence! There are also a number of good walks to be had right on the doorstep. If you like peace and quiet, you'll enjoy Woodbine Barn. That said, many of North Devon's attractions are within easy driving distance, for example the seaside towns of Ilfracombe, Lynmouth and Woolacombe and the excellent beach at Saunton Sands. Exmoor is right on the doorstep featuring the Exmoor Pony Centre and attractive villages such as Dulverton and Exford. From a practical point of view, Woodbine Barn is well equipped and furnished. We have no hesitation in recommending this cottage.
Mrs Hodgkinson
Beautiful, comfortable and well equipped self catering property with lovely views.
Mr Cooper
Above all expectations...well done to all concerned. Must be very careful though driving around the local area, due to the widths of the roads!!
Mrs Cole
The best property we have ever stayed in Owners were very welcoming and lovely finishing touches milk , jams, flowers and definitely the wine Place was spotlessly clean and very well equipped Place was so quiet and relaxing and the only noise was the birds singing in the area Felt so chilled and relaxed and did not want to leave Can not wait to visit again
Mr Robinson
A really lovely cottage. Great location as long as you dont mind being a drive away from shops etc - if you are looking for peace and quiet it's perfect. Really clean, cosy, well-equipped, even dog bowls were out for us when we arrived. Excellent list of recommended pubs and other useful information in a folder. We loved it and would definitely book again.
MS Paterson
Spacious, cosy and well equipped with a whole load of lovely welcome goodies
Mr Florey
A wonderful break in a peaceful setting set well off the beaten track. Perfect for dog owners with a large paddock our the back of the cottage. Beautiful walks from the cottage and many other places easily accessible from the cottage. Particularly enjoyed visiting the Lynton / Lynmouth area as well as Woolacombe beach.
Mrs Robinson
Woodbine Barn is a peaceful, countryside treasure - please can we keep its secret to ourselves! My husband grew up in South Devon and this was our first trip over 'the moor' to North Devon and it was a delight to explore the area - we loved it! The beautiful sandy beaches at Woolacombe, Croyde and Saunton Sands contrasting with little lanes and hidden valleys and how the cliffs of Exmoor rise out of the sea. The accommodation suited our purposes very well; Woodbine Barn was quiet, cosy and comfortable and our host Martin was welcoming but unobtrusive to just the appropriate degree.
Mrs Stephenson
This property was cleaned to a very high standard. The furnishings, decoration & equipmentwas also superb, you wanted for nothing. The housekeeper Liz was so helpful in many ways, over and above what you would have expected. This property was absolutely charming, it was comfortable, well equipped & just so peaceful. We will definitely be booking it again. We really can’t think of anything that we weren’t happy about, just wished we could have stayed longer.
Ms Pullin
The property exceeded our expectations and we thoroughly enjoyed our stay at Woodbine Barn. We met the owner towards the end of our week who was extremely pleasant and thoughtful. On arrival, we were surprised but very appreciative that some provisions and flowers had been left for us - a very considerate gesture which made us feel very welcome. As well as the barn, we particularly liked the privacy of the garden and use of the private paddock (our two small dogs enjoyed running around in the paddock each morning) and the wonderful view of the surrounding Devon countryside was breathtaking. We were extremely appreciative of the parking area which could not have been closer to the barn.
Mr Bird
A very well equipped barn conversion, in a lovely off the beaten track setting. One of the best holiday cottages we have ever stayed in. The high speed internet is 4G service, which works very well for such an out of the way location. There is a monthly usage cap, so if you are use to watching Netflix etc then I'd suggest bringing a few DVD's to keep yourself entertained.
Mrs. Huigen
Great place to recharge!! Fields at the back were perfect for the training of my gundogs!! That was really something extra that made it a perfect holiday for us all!! Dogowners: please be aware that your dogs should be under control all time. There is no fence around the garden. Free access to countrylane and surrounding fields. Lots of wildlife, roe deer grazing in the fields in morning and evening.
