Sawmill Cottage
On the site of the 18th Century sawmill and on the common across the road from The Pantiles, Sawmill Cottage is ideally suited for couples wishing to explore the Royal Spa town of Tunbridge Wells.
The cottage is decorated in fresh blue tones with oak fittings and enjoys an open plan living space featuring an electric wood-burning stove and dining-table for two. The fully equipped kitchen is ideal for making that special meal or you can enjoy the sun-trap garden with barbecue which is perfect for al fresco dining.
The Pantiles is famous for its colonnaded walkways and is the flagship destination for the capital of the Weald. It is home to a pleasing variety of specialist independent shops, art galleries and open-air cafes, restaurants and bars. There is an entertaining and varied programme of regular events, including a summer Jazz Festival on Thursday evenings, a Food Festival and a fortnightly Farmers and Craft Market.
The Chalybeate Spring is situated in The Pantiles and, provided the water is flowing, is open from Easter to September, should you wish to sample the water and its health-giving properties!

Good or bad, we publish all the reviews left by the guests who have stayed at this property.
Mrs FAIRLEY
Saw Mill cottage far exceeded my expectations. I have never stayed in such a well appointed self catering property. It was spotlessly clean and extremely comfortable, perfectly located for visiting the National Trust properties of Kent. A property we would more than happy to return to. It is easy to provide an excellent service but difficult to maintain it at a consistent level however reading other guests comments it is clear a high level maintained.
Mrs Moss
Beautifully maintained and very cosy cottage very convenient for the Pantiles where there are numerous places to eat and drink. Well equipped cottage with a garden for relaxing in. Plenty of places of interest within a short drive. Highly recommended.
Mr Steel
This was our fourth stay as it has everything needed for a short break. Spotlessly clean and we appreciated the hamper left.
Mr. Ricketts
This was the second occasion that we stayed at the cottage and it will not be the last! The location is wonderful just across the road from the Pantiles, and in the heart of the common. Great communication with the owner prior to arrival. A very comfortable cottage and a wonderful base to explore Kent.
Mrs Shaw
Sawmill Cottage was wonderful, so well equipped. A very comfortable and warm cottage, with easy to adjust heating controls! A vast array of leaflets left with local information, which came in very useful, especially the Heritage Walk around Tunbridge Wells town. Well sited for the town, but very close to a main road so sitting outside may have been rather noisy, but equally perfect for driving anywhere. We were emailed before our arrival by the owner, which was a nice touch, and the same information was left in the cottage for our arrival.
Dr Bridgett
Close to historic centre with easy access to local amenities
Mrs Williams
This cottage is perfect and directly across from the Pantiles. Owner leaves a lovely basket of treats, milk eggs and butter.
Mrs Keitch
One of the nicest cottages we have stayed in. Excellent location especially with dogs.
Mrs Mulheran
A charming and well equipped dog friendly cottage, ideally placed for The Pantiles
Mrs Potts
A clean and well equipped cottage. Perfect to explore the local area and very convenient for the town. Located by a busy road but off road parking a bonus.
Mr Kiunsi
Such a great little cottage. Cosy and adorable. Genuinely couldn't recommend it more. My girlfriend and I loved taking walks in the woods most days and the cafe's & restaurants are to die for :D x
Mrs Harris
Lovely cottage and so close to the shops and restaurants and beautiful parks also the common. Very clean and cosy. We were very pleased with the welcome pack so thoughtful.
Mrs Merrick
We just classic cottages as they are a very good company and will use again next year.
Mrs Groves
We were looking for a city break but with easy access to local country walks. Sawmill Cottage did not disappoint! It was very comfortable and tastefully furnished. Tunbridge Wells is a vibrate place and the north Kent/Sussex countryside is so beautiful. We particularly enjoyed Eridge Rocks and the spring Tulip Festival at Pashley Manor.
Mrs Hawkesworth
Location, equipment, cleanliness and comfort were excellent. Superb welcome pack which was much appreciated. Loved it and would return.
Mrs Carter
The location, so nice to cross the road into the Pantiles, but also to walk out onto the Common. Being able to park outside was so helpful. The garden is a bonus, with the birds and squirrels.
Mrs Kateley
Extremely well appointed cottage, it is lovely to stay somewhere where the needs of guests have been considered. For example, cupboard space in the kitchen for your own groceries, plenty of hooks for coats, and towels, even dog bowls, treats and a dog towel. This property has been equipped and decorated to a very high standard and I wouldn’t hesitate to recommend it to others. The location is perfect as it is in close proximity to the commons and the historic Pantiles. It was a wonderful stay, thank you.
Mrs Rosier
Lovely cottage, well equipped and exceptionally clean. Great location for exploring near and far.
Mrs Firth
We enjoyed our stay in this lovely clean, comfortable cottage, in an excellent location - great to have all the green space on the doorstep but to be within 5 minutes of stylish civilisation. Many thanks.
Ms Moore
Most comfortable cottage I have stayed in in the last 20 years
