Lambs Lawn

Had an amazing time at Lambs Lawn. Had everything you could want & need. Very clean & tidy! Plenty of space for 7 adults! Bed were very comfortable. Ioved the extra touches of biscuits & a bottle of prosecco in the fridge on arrival. Couldn’t fault anything about it. We can’t wait to try and book again!

We stayed on the weekend of storm Darragh, and despite the property having a power failure 2 weeks before during storm Bert, no contigencies had been put in place for power failures, apart from a single totally inadequate battery light for the whole property, so there were no means of cooking, making drinks etc. Thank heaven for the wood burner, at least we could stay warm if we stayed in the lounge. On a positive, the house is lovely and comfortable and apart from comments in previous paragraph and well equipped. It was such a shame as this spoilt what would have been a great weekend.

We stayed at Lambs Lawn as a family and thoroughly enjoyed our long weekend. It was spacious and had everything we needed. Having en-suite bedrooms was a bonus. The dogs could play in the garden with no fear of escaping. The games room was used as well as the hot tub. Not too far from the coast and plenty of places for a cream tea or two.

Great place to share special times with special people.

Lambs Lawn is a fantastic house for a group occasion. We came with 4 other couples to celebrate my 50th. It is in a really good location, nice and close to Honiton and not far from Sidmouth. The kitchen is brilliantly equipped, we made meals for the 10 of us and we had everything we needed. All the bedrooms are a good size and the en-suite bathrooms are great. The host Emma is lovely. Would definitely recommend to other friends and family.

The photos do not do this property justice. We went away as a group of friends. There is plenty of space to spread out & also cosy lounge with room for everyone with an extremely efficient wood burner. The kitchen had everything you could possibly need. The garden is lovely & extremely secure, if you own an “ Houdini” he/she would not escape!?? Owners were extremely helpful. People need to be away that this property is in a rural location & things like the Internet going down are not their fault! Would definitely return

This is a great holiday cottage to stay in. We were 8 over 3 generations celebrating 2 significant birthdays and we had all we required. A well equipped kitchen was an advantage for the cook, with the bonus of 2 ovens, a very large tea pot and 2 kettles. This attention to detail all helps towards an easy and relaxng stay. We would certainly consider coming back.

We had Lambs Lawn to accommodate our family to celebrate my 70th birthday. It was really lovely, so spacious and really well equipped. The garden is completely enclosed so perfect for the dogs, our Jack Russell being an escape artist. The grandchildren loved it, especially the games room and the hot tub with their uncle. We were lucky enough to have good weather to enjoy the bbq.

A well equipped premises, in pleasant countryside and within walking distance to Honiton.

Fabulous accommodation, superb to have five kingsize bedrooms all with their own en-suite bathrooms. The kitchen is probably one of the best equipped we have been to. Lovely comfortable living space and really spacious for dining and cooking. Everything was very clean and welcoming. The location is fabulous for visiting East Devon and Dorset.

Quiet location , spacious , all en-suite rooms and well equipped kitchen. Perfect for us as 4 couples. We really enjoyed the use of the hot tub and games room. It was a few minutes drive to Honiton and half an hour from Sidmouth, Seaton and the lovely south devon coast.

We would definitely recommend this property. It is a lovely barn conversion in an excellent, quiet location.

A GREAT open planned PARTY House!

The property is excellent well equipped for a large party. Ensuites very good. Proximity is the only issue if you dont like walking. Over a mile walk to nearest pubs/shops etc but short car journey. Best pub in Honiton is The Vine Inn. Good food and beer. Overall very pleased with the property. Nice to find plenty of seating and facilites in a well thought out property.

We had a lovely family holiday in this comfortable, clean & well equipped house.

A lovely find. Spacious and very well equiped inside with a lovely garden and games room. Felt like home the moment we arrived and we didn't want to leave. Perfect for a family holiday or get together. Set in beautiful countryside yet only a mile from Honiton with beaches and other attraction less than an hours drive. Our hosts were lovely, inviting the grandchildren to feed the lambs and pigs and pet the puppies. A wonderful, relaxing holiday which will be remembered for many years to come.

We had a fantastic long weekend at Lamb's Lawn to celebrate a 50th birthday. The property was perfect for celebrating with a group of friends, the owners were very friendly and accommodating and Honiton was a short taxi ride away for a lovely birthday meal at The Holt. The house itself was spotless, well equipped and felt like a real treat to visit. We would definitely return again.

A great place for a reunion or a family get together. Everything needed for a group of 10 in a nice location.

Lovely place to stay with young children, with lots on offer to keep them happy. Very welcoming owners who allowed us to bottle feed the lambs and see their puppies. Plenty of places to visit nearby including the Donkey Sanctuary and the miniature railway at Pecorama as well as lovely beaches.

As group of 10 women friends, we have returned to Lambs Lawn for 5 years in a row for a long weekend and are already booked again for next year. It is in a lovely rural setting but not too far from Honiton, pretty county walks on the doorstep and even the seaside is only half an hour away. The house has everything we need with a well equipped kitchen, comfortable beds, all en suite bedrooms, a wood burning stove, hot tub and games room with a good quality table tennis table. The owners are very helpful and live next door and have sorted out any problems we’ve had (which haven’t been many over the years) very promptly. The garden is completely enclosed and has a little play area so would also be ideal for a family holiday.

Lambs Lawn was just perfect for our long weekend, 30th birthdays celebration, family get-together. The bedrooms were all equally spacious with stunning views over the countryside, each with their own en-suite bathrooms. The log burner was very much appreciated as was the hot tub and games room. The garden was completely enclosed so safe for the dogs and I would imagine a lovely spot to sit and enjoy a meal in warmer climes. The property had everything we needed to make our weekend enjoyable, we only wish our stay had been longer! Hosts Emma and Richard were welcoming and very helpful.

Very well equipped house. Lots of room for everyone. Lovely hot tub and the games room is a bonus. Very quiet and peaceful location. Bedrooms are very comfortable. There is a large cobbled area outside the property which leads into the double doors. This is very uneven and gets very muddy. Outside equipment and games room equipment needs a good clean.

Lambs Lawn was a perfect place for a long weekend birthday celebration with ages ranging from 60’s down to 2 year old. There was plenty of fun had in the games room (especially on the trampoline) and hot tub. It was great that the younger kids were catered for with plenty of plates, cup bowls etc. All the bedrooms were spacious and spotless and the kitchen had all the equipment needed. It was a very special family get together and the property completed the enjoyment of the weekend.

This place ticked all the boxes and would 100% recommend staying there.

Just enjoyed a brilliant week at Lambs Lawn. The house is perfect for a big group, plenty of space and very warm and comfortable. So much to suit everyone, from the games room to the hot tub and the kitchen is superbly equipped for those that like to cook. A lovely location in a pretty, quiet village - we enjoyed walking out of the property as well as trips further afield.

Works well for 3 generations, games room, hot tub, bbq for older guests, playground for the little ones. Accomodation spacious with quality furnishings and equitpment. A super location and frienly hosts.

Fantastic multi- generational holiday at Lambs Lawn. Emma and Richard are excellent hosts and our Grandchildren got to feed the Lambs and Piglets. There is plenty of space for everyone and the Games room and Play area are an added bonus.

Our stay at Lambs Lawn, simply fabulous, easy to find (follow instructions), first impressions, just wow, and a lasting memory of which we hope to return sometime soon. Everything was just wonderful, the beds were comfortable, the decoration and accessories were fabulous, appliances couldn't ask for better. Even the weather played its part. Our dogs had a great time too, nice to know they can run in the garden and know they are safe. We will definitely be back

Lambs Lawn is an enchanting stable conversion with plenty of space for a large party. The beautiful views from the rear bedrooms and delightful garden views from the front bedrooms were superb. The wood burning stove was really lovely and kept us all snuggled up on the comfortable chairs while watching a good film. Honiton is a short drive away and provides many restaurants and lots of independent shops. Overall Lambs Lawn is very convenient for both coastal and countryside.

Positives:- Spacious, decent location for exploring surrounding area, comfy beds and hot and powerful showers. Negatives:- overall cleanliness, various safety issues including access to hot tub, child safety gate broken.

Good location and great sized bedrooms. Well equipped kitchen. Whilst we had a lovely stay celebrating a big birthday, the outside appearance of the property falls short of the photos provided and this stops a good property from being truly great. The play area is bordering on becoming a hazard and requires urgent attention. The garden needs a general tidy. There is no games room to speak of, it's more a storage area with a few dusty items. Thankfully the weather was good so this wasn't too much of an issue.

We had a great family holiday in this cottage. Plenty of space, with lots of hot water along with good showers. Good hot tub, kids loved it. The kitchen had everything we needed. A little care is required on the cobbles in front of the entrance if it has rained as they can become a little slippery. Games room not really suitable for young children. As a bonus we enjoyed watching the dear with binoculars at the back of the cottage. Lovely walk (10mins) down to a bluebell wood mid April.

Stayed here with my family. Loved the internal space, bedrooms are spacious and all with beautiful bathrooms. We had our date of arrival changed which pretty much ruined Christmas plans. I don’t feel this should be allowed to happen. Upon arrival the owners checked on us and were lovely. Beautiful location but bear in mind you’ll need a car to go out and about. Good shops in the high street and the location suited us. Outside the path to the property is very muddy and uneven, made unloading and loading the car unpleasant and a number of us slipped on the uneven slippery cobbles. Would suggest a pair of wellies too if you’re going when it’s likely to rain!

Ideal place to have a holiday with family or friends. A place to catch up and enjoy each others company Excellent place to explore South Devon from with easy access to the A30, A35, M5 and other routes allowing visits to Torquay or Weymouth and places in between

I stayed at Lambs Lawn with 9 female family members for 3 nights. We were very happy with the accommodation. The home is lovely. Very well equipped and clean. The bedrooms and ensuites are great and very roomy with comfortable beds with crisp white bedding and towels. The garden is great although it was to wet to use it. However, the hot tub did get plenty of use. We enjoyed our stay so much that we have just booked to return next year.

The cottage was beautiful and well equipped. The pictures are a true representative of what the cottage is like. I would recommend it as a holiday home with no reservations.

We decided to book Lamb's Lawn for our holiday this year, well we certainly weren't disappointed, what an amazing stay we had! There were three generations of our family staying there and it couldn't have been better, everything was perfect for us all, and the weather was brilliant for the whole week which was an added bonus ! We really enjoyed our stay at Lambs Lawn. It would be our first choice for another joint family holiday, the children loved the play area, sandpit and games room, and the adults loved the comfort of the house with the excellent appliances , comfy beds etc, and the garden and hot tub to relax in. The owners made us very welcome and invited the children to help feed their lamb which was a wonderful.experience , but they did not intrude at all, .although we knew they were next door if we needed anything..We all agreed it was fantastic place to enjoy each others company and would recommend Lambs Lawn and Classic Cottages to our friends .

We are 10 older ladies who have go away for one weekend every year for the past 25 years. We have stayed in this property for the past two years and find it suits our needs perfectly. It is modern with character, well-equipped, clean and reasonably priced. We have already provisionally booked our weekend for next year and some of us are considering it for a family holiday as it has everything for a mixed group too. Honestly can't fault it. We highly recommend...

Lambs lawn is an absolutely fantastic place to stay. My wife and I booked it for our anniversary and had a few days away on our own in this a beautiful property. We then had our friends join us for the last few days. Plenty of space and great facilities.

This is a very comfortable, spacious holiday home for ten people in a beautiful part of Devon. The closed garden was great for our dog, and we appreciated the big table and well-stocked kitchen for our large, family dinners each day.

Wonderful place, beautifully and tastefully appointed with more equipment than you could ever need. Owners very receptive and helpful; we had a slight problem with a tap which was fixed within an hour. Can recommend the Holt Inn for dinner although would suggest a taxi (Sparkys, taxi for 10 of us £25 each way) as the road is narrow and unlit

Spacious, with everything we could possibly need, Lambs Lawn was an excellent base for our holiday with extended family. The enclosed garden with hot tub was a bonus which allowed us to star gaze, bat watch and soak in the rain on successive evenings.

Beautiful holiday home set in a perfect location for exploring the Jurassic coast. The house is well equipped with everything you could want during your stay. This is an excellent cottage for a family or friends gathering. The rooms are big and beautiful and the en-suites are fantastic. It makes trying to get 10 people organised in the morning much easier! We thoroughly enjoyed our stay. The cottage is about 2 miles from Honiton high street and 20 minutes from the coast. A great location

The cottage is beautiful, well located and so well equipped, everything we need for the week and more!

This was our first Classic Cottages holiday, and it exceeded our expectations. As an extended family party of nine including two toddlers, there are not too many choices out there in a single unit. Lambs Lawn fitted the bill and everyone was impressed. The three year old didn't want to leave. The property works really well, and we made use of most if not all of it. Sitting out in the hot tub after dark on a clear night with a glass of wine while star gazing was something we couldn't do at home and is to be recommended. We downloaded an app on a phone that helped identify stars that we would not normally see in our usual light polluted skys back home.

Lambs lawn was a brilliant base for a family holiday with four generations. All bedrooms being en suite was useful. The games room, garden and hot tub kept everyone occupied. The cooking and dining facilities were excellent and made family meals more enjoyable. A lovely quiet location to return to after a busy day sightseeing.

Lambs Lawn is set in a beautiful quiet location. It has a spacious well equipped kitchen and lovely big table to gather around for meals. The lounge is cosy with the log burner and the bedrooms are all similar and all with en suites - which is a great bonus. Loved the hot tub after coming back from a windy cliff top walk. We all had a wonderful weekend. Thank you.

The owners where very helpful and friendly. The large rooms were comfortable,tastefully decorated and views from most were beautiful. Our combined families of ten had a brilliant Christmas in this beautiful building. Hot tub used just once as weather was dire. All in all a great experience, would recommend lambs lawn to others.

Its just a beautiful place we wouldnt think of going anywhere else now it was perfect for our group the kids loved it to.. it was so handy having the stairgates aswel, everything was perfect! We will be coming back in the new year 100%!! Thankyou so much for having us!

No ifs - no buts, this is an outstanding property. It has masses of room throughout the property with the large dining and kitchen area making a great focal area downstairs. Furnishings are excellent quality throughout with 5 very high quality ensuite double bedrooms each fitted with large and comfortable beds. The kitchen is exceptionally well presented with everything needed to prepare home meals. The property is ideal for families and adults in equal measure. For us the secure, enclosed and well-maintained garden was great for our children to run around and the large outside play area plus the games room were big hits. Finally, the owners are a delight - very friendly and supportive yet not intrusive at all. This was a fabulous break for us. Our thanks to all for the smooth and efficient booking process and, in particular, to the very kind owners for making us feel so welcome when we got there. Overall - a top notch holiday cottage that I would highly recommend.

Our party of five couples had a wonderful long weekend at Lambs Lawn; well equipped, cosy and comfortable. There was enough room and en suite facilities for everyone were ideal.

Overall our stay at Lambs Lawn was wonderful. The property was very clean and the rooms were exactly as described. There was enough room for the 5 adults in our party to relax in an evening without feeling like we were getting under each others feet. There was plenty of room for our 4 children to run around safely outdoors as well. They really enjoyed the sandpit and climbing frame. A wonderful property in a beautiful location.

Loved the space of the building, something that is rare these days as people try to cram so much in, but Lambs Lawn was perfect. Big kitchen. Fabulous bedrooms all en-suite is a real luxury. Also loved the hot tub and that was the winner in deciding where to choose.

Fantastic location, just a 25 minute walk to Honiton. The layout of this converted barn is very good. The downstairs area is great and ideal for a party of 10 and the bedrooms are perfect. Its a great place to stay.

As a group of 9, with ages from 20 to 88, we all had a fantastic time and thoroughly enjoyed our stay at Lambs Lawn. The space is perfect for large group entertaining, and the individual bedrooms with ensuites are wonderful. Kitchen is incredibly well equipped, and bedding/duvets/towels all very high quality. This is an excellent cottage which lived up to our expectations.

Lambs Lawn is a definate luxury stay with a Wow factor. It is spacious, private and everything is of a very high standard. It has been thoughtfully designed, contains a wealth of equipment and is very obviously loved by the Owners. It is by far the best we have stayed in over the years and we would be more than happy to reccommend it - we will return in the future.

An excellent property in a prime location, for families wanting to explore the East Devon and Dorset coast line. 15 - 30 minutes drive, (30mins being a maximum), from the property to any beech of your choice. Lyme Regis to Exmouth. The area has become some what of a favourite area of ours. Honiton is also worth a good walk, with many varied shops, and a fine selecton of luncheon and coffee outlets to enjoy. I would have no hesitation in recomending and booking Lambs Lawn again, for another family holiday.

This is a great place for the whole family - 3 children ages 5-9yrs and each one loved the play area and the hot tub! The accommodation cannot be beaten - best we have ever stayed in. The owners who live next door were never intrusive but very kind and helpful when needed.

We had a very relaxing week at Lambs Lawn. The weather was hot so on some days we just enjoyed the garden for large periods of the day. Fantastic bedrooms and bathrooms, large kitchen with everything you need. The owners live next door but are not intrusive. They are very friendly and helpful. A great holiday and can recommend Lambs Lawn.

Lambs Lawn was the perfect venue for my 50th Birthday. My friends could stay in complete comfort in the privacy of their rooms each with their own very well appointed bathroom and the large reception areas were ideal for the entertaining and conversation. The property certainly lived up to my expectations and I will always have very happy memories of our week there.

This is a fabulous property for a celebration weekend with friends or family - each of the spacious bedrooms has an en suite and all lead off a lovely galleried landing. There's lots of space for entertaining and the hot tub is the icing on the cake!

Perfect property for more than one family to share and enjoy. The description does not do justice to the comfortable, easy to manage space of Lambs Lawn, inside and out. Once you know your way around the country lanes you have easy access to Honiton and the A30/35. The beautiful Devon countryside is all around you and numerous beaches are within a 30-45min drive. Emma and Richard are delightful hosts and we certainly plan to return for another visit in the near future.

This is an ideal holiday house, for a group of friends or a family. Bedrooms were of roughly equal size and quality and each had an en-suite shower/bathroom. We've been looking for this for many years! Overall, the house was well-equipped and stylishly decorated to a high quality. We loved it!

Fabulous house. Very luxurious. Wonderful location with Exmouth, Beer, Budleigh Salterton and Branscomb within easy reach. The garden and games room were perfect for children given there was so much to play with. Owners were very helpful and friendly. We had a great holiday and would definitely visit again.

Set in an idyllic location with stunning views. Extremely well equipped with quality appliances. A fantastic base to explore the area with quick access to the motorway. We were made to feel extremely welcome and the outdoor play area and equipment for toddlers and small children is superb. A fantastic place for a large family holiday!

Fantastic stay for two families with young children, hot tub, games room and climbing frame a bonus! Good location to all amenities and tourist points.

The perfect Christmas property, warm, friendly and cosy. The owners have clearly worked extremely hard to make this property comfortable and welcoming and we would most certainly recommend to friends and family looking for somewhere to go in a larger group.

This was an excellent property, that catered for the whole family. The owners, Emma and Richard, were very helpful and friendly, and it was a pleasure to meet them. The property is well stocked with extra dishes and cutlery so that you didn't need to keep washing up, which for me is part of a holiday! The beds were extremely comfy, and furnishings were all 5 star. For the price we paid, this was an absolute steal. My toddler children were kept entertained by the toys provided and the safe outdoor space, and we enjoyed our evenings sat in front of the log fire. I would love to return here, and I think it is a super location for either a summer or winter break.

Excellent accommodation for a large group. Very well equipped.

This is a seriously great place. It's traditional yet modernised. Great for adults but kids too (our were 3 to 6 and the garden was perfect for them). And it's remote enough to give you the feeling you are away from it all, but close enough to all the places you might want to go in Devon (the coast, the moors, Exeter etc). And it will get even better if the owners (who are great,live next door but leave you to get on with it) go thru with their plans to add the games room in the barn. I would definitely come here again.
