The farmhouse has an enclosed front garden and plenty of parking either to the side of the little no through lane or in the driveway to the side of the house.
The little meadow and river are just across the lane so if you don't want to take to the car you can explore from your doorstep. There is a public footpath here too.
This is the harbour at Lyme Regis - there is a lovely sandy beach here too.
The stunning Jurassic Coast is just a very short drive away from Buddlewall.
There is a huge sandy beach at Exmouth if that is what your children prefer - though there is also plenty of sand at Lyme Regis too.

Buddlewall is an historic east Devon farmhouse, in a beautiful hidden rural setting, a short drive inland from the spectacular World Heritage east Devon and Dorset Jurassic Coast. The farmhouse is in Devon but just cross the little river that runs through the lower garden and you will find yourself in Dorset! You can say that your holiday is in two beautiful West Country counties!

This is a place where holiday memories will most definitely be made, whether for a great extended family or group of special friends. With that in mind and to make your journey less stressful, especially at those traditional peak times of the year when the roads are so very busy, Buddlewall offers a Thursday arrival/departure day.

The detached, thatched farmhouse achieves a perfect balance with its real sense of history and character, alongside its lovely contemporary refurbishment. The accommodation could not be more flexible, with two sitting-rooms, a garden-room, dining-room, kitchen/breakfast-room, six bedrooms - one is on the lower ground floor - and three staircases! To add to this there is an en suite bathroom, a family bathroom, a first floor shower-room and a ground floor shower-room.

At the front there is an enclosed cottage-style garden, at the back there is a large open lawned area that looks down over the farmhouse and across the valley, there is also a sheltered courtyard for dining al fresco and two little picnic meadow areas on either side of the river, connected by a little wooden bridge.

12 of us had a lovely stay over new year , beautiful cottage , full of character , quirky layout but fine for families , amazing countryside surrounds cottage I would recommend that another sofa is needed in lounge if everyone wants to sit together as only one sitting room to relax comfortably , another point to consider is that alot of the local pubs close early so important to check before heading out , all in all a lovely relaxing week in a beautiful area

We have stayed at Buddlewall for two years now and thoroughly enjoy the house and its surroundings. Although tucked away in the countryside it is only 3 miles to Axminster with Lyme Regis, Charmouth and Beer within easy distance. The quiet area is great for children and dogs to wander safely and freely and the accommodation is excellent with really comfy beds. All in all a wonderful place to stay.

The owner was also very kind and understanding of some health problems with our party and offered us some flexibility on the booking which we were extremely grateful for. The Surrounding countryside was lovely and we found a nice circular walk from the property over the bridges into quiet country lanes. Perfect weekend get away!

Good cottage for a large gathering of family and friends. Very spacious and clean. Beautiful gardens and outside space, including picnic meadows. Enough parking space for five cars. Table tennis and croquet equipment provided. There were, however, several broken and missing items, which was rather disappointing. Customer service was prompt and efficient and the reported problems were dealt with quickly. The WiFi signal is poor and only works in a few areas. It is almost impossible to get a mobile phone signal anywhere inside the house - fine if you don't need to work while on holiday! The garden table is too small for 12 people, so eating outside wasn't an option for us, unfortunately. The conservatory dining room was a good alternative though, and we tended to eat there. The shortcomings are easy to put right, and on balance we would stay here again.

Buddlewall is a beautiful old farmhouse, full of charm and character. It is incredibly spacious, perfect for a big family get together. The layout and many rooms and hidden corners lent themselves to many fun games of hide and seek for the kids. It is decorated to a very high standard with modern fittings blending in beautifully with the antique furnishings. The surrounding gardens, rivers and countryside are a perfect getaway and many lovely walks can be found right from the door. We will definitely be staying here again!

What an absolutely lovely farmhouse. I have never stayed in such a spotless property before, being coeliac and dairy intolerant I usually have to clean everything in the kitchen including drawers as crumbs get into them, not here. There were 10 of us but so much space, especially in the kitchen where several of us could prepare meals and not get under each others feet. The photos don't do the farmhouse justice and seemed larger. We loved the different levels, the character, the beams which we knew about (although the 3 tall adults did bump their heads a few times ??) and the three staircases were fun getting used to and also handy so as not to go through each others rooms. The beds were all very comfortable and enough bathrooms to accommodate all of us. The table tennis table was used everyday (we also took extra bats to play doubles) and there was space for our badminton net on the top flat part of the garden. The peace and quiet of the surrounding area was just what we needed and there were some lovely walks. We all highly recommend the farmhouse, didn't want to leave and will certainly book again in the future. Thank you Buddlewall for a truly lovely break ??

A lovely place with a real sense of history. We particularly liked the location hidden away in a maze of small, forgotten lanes and next to the ancient ford across the river. Good for running and cycling, either circular routes along local lanes and footpaths, or one-way to Axminster or Lyme Regis. The house was interesting and comfortable - much of our time was spent in the conservatory dining room which linked well with the adjacent living room for children to play in. The various levels of garden were enjoyable too.

Buddlewall is in a fantastic location: at the end of a very quiet lane. The quiet and space is so restorative, and it was a joy to walk straight out with our dogs on to various footpaths. The local countryside is beautiful, and there are several long distance footpaths to explore as well: Wessex Ridgeway, Monarch's Way and others. We were only one family, with two teenagers, using the house and it was a luxury to have so much space for us all to spread out and have plenty of space with so many rooms. The oak-framed new dining room, with its big windows all round, is very nice. The garden is bigger than the photos show, and has beautifully kept flower beds at front and back.

Only a couple of small things, but not complaints. Please could you put a booster on the Wifi as when all on it it kept falling out - and is there a key to the garden door to the downstairs bedroom please? Otherwise really marvellous.

The paintings were fabulous so lovely to see proper paintings rather than generic, random pictures on the walls. The footpaths straight from the front door were and the location itself was beautiful. One small problem; we couldn't work out what to do with recyclable and non recyclable rubbish and we dutifully separated food waste then didn't know where to put it. It would also would help to know which day rubbish is collected. Overall we loved it, thank you.
