Buddlewall
Buddlewall is an historic east Devon farmhouse, in a beautiful hidden rural setting, a short drive inland from the spectacular World Heritage east Devon and Dorset Jurassic Coast. The farmhouse is in Devon but just cross the little river that runs through the lower garden and you will find yourself in Dorset! You can say that your holiday is in two beautiful West Country counties!
This is a place where holiday memories will most definitely be made, whether for a great extended family or group of special friends. With that in mind and to make your journey less stressful, especially at those traditional peak times of the year when the roads are so very busy, Buddlewall offers a Thursday arrival/departure day.
The detached, thatched farmhouse achieves a perfect balance with its real sense of history and character, alongside its lovely contemporary refurbishment. The accommodation could not be more flexible, with two sitting-rooms, a garden-room, dining-room, kitchen/breakfast-room, six bedrooms - one is on the lower ground floor - and three staircases! To add to this there is an en suite bathroom, a family bathroom, a first floor shower-room and a ground floor shower-room.
At the front there is an enclosed cottage-style garden, at the back there is a large open lawned area that looks down over the farmhouse and across the valley, there is also a sheltered courtyard for dining al fresco and two little picnic meadow areas on either side of the river, connected by a little wooden bridge.

My family absolutely love coming to Buddlewall. Beautiful and spacious cottage with great facilities and set in a lovely environment, not to far from a village, town and seaside.
mrs harris
Beautiful large cottage .Well equipped.Secluded .Very warm and cosy , a place to relax
Mrs Vincent
12 of us had a lovely stay over new year , beautiful cottage , full of character , quirky layout but fine for families , amazing countryside surrounds cottage I would recommend that another sofa is needed in lounge if everyone wants to sit together as only one sitting room to relax comfortably , another point to consider is that alot of the local pubs close early so important to check before heading out , all in all a lovely relaxing week in a beautiful area
Mrs Volak
Beautiful farm house deep in the heart of Dorset. Large, spacious and beautifully well presented, offering period character with modern comfort. A fabulous location from which to explore the Jurassic Coastline and to sample the very lovely features of Dorset and the local seaside towns.
Mrs Moriarty
Beautiful property, best suited to families or close groups of friends due to the slightly higgledy piggledy bedroom/bathroom configuration. But charming property, lots of space, lovely kitchen, great walks and close to beach
Mrs Gatley
Buddlewall was a magical, beautiful old farmhouse, in a bucolic setting with gorgeous gardens, wonderful babbling brook and wildlife on the doorstep. Brilliant conservatory dining room. We all loved it!
Mrs Thomson
A cottage full of character in very peaceful surroundings and could be idyllic in the summer. Some of the nearby lanes are quite narrow but main roads to Axminster and Bridport are reasonably nearby. Good access for Forde Abbey and gardens. Lots of room for a family and ideal for hide and seek!
Mr O'Brien
This is a lovely cottage in a quiet spot with plenty of room for a large party.
Mrs Westhead
Comprehensive with lots of helpful information about the property and area.
Mrs Bevans
Absolutely wonderful stay at Buddlewell. Beautiful house and glorious grounds. An easy drive to Lyme Regis for the day. Fantastic communication from house keeper / host.
Mrs Biddall
We have stayed at Buddlewall for two years now and thoroughly enjoy the house and its surroundings. Although tucked away in the countryside it is only 3 miles to Axminster with Lyme Regis, Charmouth and Beer within easy distance. The quiet area is great for children and dogs to wander safely and freely and the accommodation is excellent with really comfy beds. All in all a wonderful place to stay.
Mrs Spratt
The Farmhouse and surroundings exceeded our expectations. Accommodation was extremely comfortable. We will definitely book to stay here again.
Mr Dines
A fantastic place for a cosy, warm winter holiday, celebrating with a group of friends. Plenty of room to be together, and apart. The large, well-equipped kitchen lends itself to great cooking and convivial conversation. We particularly appreciated the beautiful timber-framed conservatory, great for meals, and games! The wood-burning fire in the sitting room created a relaxed ambience.
Miss Coles
Lovely festive break with the family over Christmas. Plenty of room for all our guests and the separate areas meant everyone could get their own space or peace if needed. Lovely large kitchen and sitting room. Just perfect for what we needed.
Mrs Richardson
Beautiful farmhouse in stunning countryside. Highly recommend for large group booking. Housekeeper is very helpful and friendly. Thanks.
Miss Quesnel
Absolutely beautiful cottage and even better than the pictures. We loved our stay there. If you are going with a large group of adults please consider taking your own wine/champagne glasses are there weren’t enough for 9 of us, otherwise it’s the perfect house.

Mrs King
Buddlewall was a wonderful place to stay for our annual family holiday. Location was wonderful and something nearby to satisfy all three generations of our family. House was well equipped and clean with a lovely amount of space
Mrs Greenrod
We loved our stay at Buddlewall. If you want a peaceful location for a true break yet be near to lovely towns and beeches it’s perfect. The gardens are immaculate and spacious. The house is full of character and the kids had endless fun playing hide and seek among the 3 stair cases and interconnecting rooms. All of us, from ages 4-87 had a fab time! The owner was also very kind and understanding of some health problems with our party and offered us some flexibility on the booking which we were extremely grateful for. The Classic Cottages team also went out of their way to help. Couldn’t have asked for a better weekend!
Mrs Banaghan
This is a stunning property in a beautiful location. The farmhouse is equipped with everything you could possibly need. It provided a fantastic family holiday for us and we would highly recommend anyone to stay here.
Mrs Rea
We really enjoyed our stay at Buddlewell and found it a very comfortable house for the 10 of us, including 4 children. The surrounding gardens and stream are beautiful, with a top garden that is big enough to play on. There is plenty of space in the house for everyone, and the kitchen and garden dining room in particular worked very well for us all. The surrounding area is lovely with lots of things to do. I would definitely recommend this house for a family holiday.
Miss Wallace
Most impressive property - lots of room for the children. The kitchen was amazing and well stocked with equipment required as we cooked at home every night. The Surrounding countryside was lovely and we found a nice circular walk from the property over the bridges into quiet country lanes. Perfect weekend get away!
Mrs Dorsman
Good cottage for a large gathering of family and friends. Very spacious and clean. Beautiful gardens and outside space, including picnic meadows. Enough parking space for five cars. Table tennis and croquet equipment provided. There were, however, several broken and missing items, which was rather disappointing. Customer service was prompt and efficient and the reported problems were dealt with quickly. The WiFi signal is poor and only works in a few areas. It is almost impossible to get a mobile phone signal anywhere inside the house - fine if you don't need to work while on holiday! The garden table is too small for 12 people, so eating outside wasn't an option for us, unfortunately. The conservatory dining room was a good alternative though, and we tended to eat there. The shortcomings are easy to put right, and on balance we would stay here again.
Ms Miller
Buddlewall is a beautifully refurbished farm house which gives the perfect balance between a traditional property with modern facilities. The countryside surrounding the house is stunning beautiful and tranquil and within easy reach of the coast. We thoroughly enjoyed our stay here.
Mrs Gadsden
Fantastic stay
Mrs Jackson
Just delightful thank you.
Mrs McLean
Buddlewall is a beautiful old farmhouse, full of charm and character. It is incredibly spacious, perfect for a big family get together. The layout and many rooms and hidden corners lent themselves to many fun games of hide and seek for the kids. It is decorated to a very high standard with modern fittings blending in beautifully with the antique furnishings. The surrounding gardens, rivers and countryside are a perfect getaway and many lovely walks can be found right from the door. We will definitely be staying here again!
Mrs Lanning
What an absolutely lovely farmhouse. I have never stayed in such a spotless property before, being coeliac and dairy intolerant I usually have to clean everything in the kitchen including drawers as crumbs get into them, not here. There were 10 of us but so much space, especially in the kitchen where several of us could prepare meals and not get under each others feet. The photos don't do the farmhouse justice and seemed larger. We loved the different levels, the character, the beams which we knew about (although the 3 tall adults did bump their heads a few times ??) and the three staircases were fun getting used to and also handy so as not to go through each others rooms. The beds were all very comfortable and enough bathrooms to accommodate all of us. The table tennis table was used everyday (we also took extra bats to play doubles) and there was space for our badminton net on the top flat part of the garden. The peace and quiet of the surrounding area was just what we needed and there were some lovely walks. We all highly recommend the farmhouse, didn't want to leave and will certainly book again in the future. Thank you Buddlewall for a truly lovely break ??
Mr Dines
An extraordinarily pleasant farmhouse, set among beautiful gardens, and surrounded by the most stunning countryside. Well cared for and well-equipped, with so much space and variety of recreational rooms. We would throughly recommend it.
Mr Glover
A lovely location and amazing cottage. Was a joy to spend time there in perfect tranquility. Totally recommend to anyone.
Mr O'Dell
We would jump at the chance to stay again. Thoroughly enjoyable stay.
Mr Reay
A lovely place with a real sense of history. We particularly liked the location hidden away in a maze of small, forgotten lanes and next to the ancient ford across the river. Good for running and cycling, either circular routes along local lanes and footpaths, or one-way to Axminster or Lyme Regis. The house was interesting and comfortable - much of our time was spent in the conservatory dining room which linked well with the adjacent living room for children to play in. The various levels of garden were enjoyable too.
Mrs Smith
Buddlewall was beautifully furnished, Very well equipped and far exceeded our expectations. We would have no hesitation in booking again!
Mr Green
It surpassed our expectations. As the weather was not so good, we got to spend a lot of wonderful time in the cottage. The kitchen was particularly good. When the weather did cheer up, we found the cottage to be in the perfect location to explore the delights of the Jurassic coast and the beautiful East Devon/West Dorset scenery. Our dog loved it too. Would highly recommend it.
Mr Annandale
Superb large house with lovely gardens, peaceful location and plenty of bathrooms and hot water. Perfect for a family holiday.
Mrs Katz
Buddlewall is a gorgeous, spacious, well-equipped old house. Full of character, it's in a blissful, rural location. Perfect for a large gathering of family and/or friends.
Mrs Lucas
Buddlewall is in a fantastic location: at the end of a very quiet lane. The quiet and space is so restorative, and it was a joy to walk straight out with our dogs on to various footpaths. The local countryside is beautiful, and there are several long distance footpaths to explore as well: Wessex Ridgeway, Monarch's Way and others. We were only one family, with two teenagers, using the house and it was a luxury to have so much space for us all to spread out and have plenty of space with so many rooms. The oak-framed new dining room, with its big windows all round, is very nice. The garden is bigger than the photos show, and has beautifully kept flower beds at front and back.
Miss Ambridge
The cottage gardens bedding and bathrooms i would rat 5 star. It's poor lighting and cleanness of the rest of the place is 1 star.
Mr Haines
This is a wonderful place to stay and we all thoroughly enjoyed our stay. The beds were very comfortable, the dining arrangements very flexible and the gardens were lovely. We really loved the cottage and it made for a memorable holiday.
Mrs Lock
We loved our stay at Buddlewall. Plenty of space for our New Years Eve get together with lovely walks on New Years Day. The house was very comfortable and very well equipped. I’d love to come back and try it in the summer!
Mr Eeles
the house was in a lovely location, warm, welcoming and perfect for a 3 generation family get together... no one wished to leave!
Miss Rawes
We all had a superb weekend break and loved Buddlewall. Thank you. We are going to stay again. Kitchen was stocked to an excellent standard which as cooks we were over the moon about. Loads of space and privacy. It was an excellent set up for us with babies. Bathrooms lovely and bedding great! I asked for feedback and the whole party said fabulous! Only a couple of small things, but not complaints. Please could you put a booster on the Wifi as when all on it it kept falling out - and is there a key to the garden door to the downstairs bedroom please? Otherwise really marvellous.
Ms Maxwell
We loved Buddlewall and found it very comfortable everything was such lovely quality. . The paintings were fabulous so lovely to see proper paintings rather than generic, random pictures on the walls. The footpaths straight from the front door were and the location itself was beautiful. One small problem; we couldn't work out what to do with recyclable and non recyclable rubbish and we dutifully separated food waste then didn't know where to put it. It would also would help to know which day rubbish is collected. Overall we loved it, thank you.
Mrs Milford
Fabulous property with plenty of space for a family gathering or group of friends. Bedrooms comfy and lashings of hot water. Dog loved the large garden and walks on the doorstep.
Mr Rose
Magic for families
Miss Phelps
Lovely break away with family in this beautiful secluded cottage.
Mrs Dexter
Buddlewall is a fabulous farmhouse that feels like a home, it's even better than the photos and we had a wonderful weekend with friends. We are all hoping to return one day soon, thank you to Belle and her team for everything.
Mrs Taylor
Beautiful house with plenty of space for large families. Wonderful facilities in a picturesque location. We would highly recommend and will be back to stay again.
Mrs De Ferrars
Buddlewall is a beautiful historic home, it is extremely well furnished and equipped. We had a lovely weekend away and very much enjoyed exploring the local area and scenic countryside.
Mrs Foulkes
This is an exceptional property for a large group. It is well set up for preparing meals and the beds are very comfortable. There are facilities for the children and a lovely garden. We had some excellent walks from the door. The shop in Hawkchurch which is in walking distance is well worth a visit and has a surprisingly wide range of products.
Mrs Simpson
Magnificent converted farmhouse in a delightful rural setting, with spacious rooms and very well equipped kitchen.
Mr Haward
Great space for our three families to share
Mrs Tasker
Brilliant for children but I think it should be stressed the location is pretty cut off, driving not for the faint hearted !!
