Pulborough House
Welcome to Pulborough House, a lovingly restored detached white farmhouse in the centre of the much sought-after village of Lydford, including Devon Pub of the Year 2024, The Castle! Situated on the edge of Dartmoor, you are perfectly positioned to enjoy plenty of days out including The Granite Way, Tamar Trails Outdoor Activities and National Trust sites. There's even a boot or bike room/utility providing space for bikes, boots, trail shoes and all things fun, and that all-important tumble-drier. After a day of adventure why not head back for a barbecue in the garden or snuggle up in front of either the log fire or wood-burner in one of the two reception rooms.
The peaceful village of Lydford prides itself on dark skies, so an evening of star gazing is a must! Whether you are a group of friends looking for a countryside retreat, or a family seeking a gorgeous holiday home, no matter the season, Pulborough House has plenty of space for everyone including your four-legged friends.
Built around 1820, this delightful home has been sympathetically restored and from the moment you arrive here you will be captivated. Situated in the picturesque village of Lydford and surrounded by similar properties, to the front the traditional cobbled area is shared with neighbours, with the occasional walker or horse rider passing by on the village road.
On entering through the mosaic tiled porch you walk into the airy entrance hall with views of the 200 year old stained glass window halfway up the stairs. On the left you can relax and chat in the cosy sitting-room with an open fire. The large TV uses a Roku box where Netflix, Prime, Disney Plus and Now TV can be accessed (please bring your own log in details to access these platforms).
To the right is a large separate dining-room which doubles up as a games-room. This room contains a large solid wood family dining-table where you can eat and play games, do jigsaws and plan your holiday activities. There is also a table football to be enjoyed by children through to adults. A perfect room to share, have fun and just spend time together as friends and family, with a wood-burner to add atmosphere for everyone.
Two steps take you up into the fabulous kitchen which has a splendid range cooker and all the additional equipment you will need to cook a holiday meal, including an air fryer and the all important dishwasher.
Climb the stairs to the first floor and you will find four pretty bedrooms and a family bathroom. Bedroom one has twin beds, ideal for either children or adults, whilst bedroom two has the luxury of 'zip and link' beds so you can choose either twin beds or a super-king size double bed. Bedroom three is a lovely double room and bedroom four, the main bedroom, has a fabulous king-size bed and en suite shower-room. Each and every room floods with light offering lovely views of your village setting thanks to the sash windows. The family bathroom has a gorgeous roll-top bath and a separate shower cubicle so you can choose either a relaxing soak or a refreshing powerful shower after a busy day of adventures.
The private south-facing rear garden at Pulborough House can be accessed from the kitchen door via the courtyard gate or from the back door in the entrance hall. The garden is a beautiful mixture of both lawn and patio. Depending upon the time of year you will enjoy relaxing there with established flowers from camellias, a large climbing wisteria, a rhododendron, or a magnolia tree. There is ample space for the children and family dogs and it is perfect for al fresco dining or having a barbecue in the Devonshire sunshine.
With plenty of parking, the village pub just a short stroll away, easy access to Dartmoor with its beautiful walks, cycle and run routes, hundreds of sights, places of interest and easy access to the West Coast Way and Coast to Coast routes, this is a great base for all your Dartmoor adventures.

We had a fantastic weeks stay at Pulborough House and could not fault it. Everything you will need is there and it was so comfortable and cosy. We loved the table football as well! The beds were so comfy and showers and bath excellent. We had our two dogs and it was very dog friendly. Fantastic walks on your doorstep and a great award winning pub just five minutes walk away. Thank you for an amazing stay, we will be back

Mrs Blood
I would recommend a stay at Pulborough House. The house is spacious, really well equipped throughout & spotless clean. It is a good base for visiting the area such as The National Trust properties & Looe & Bude. There are several walks in the village which is very friendly. The farm shop sells freshly baked food & the two pubs are lovely as well. Parking on the road in front of the house was no problem. We had good weather & made good use of the garden as well.
Mrs Jones
Pulborough house was beautiful and very accommodating.........the website was very easy to use to book it and the communication with the host was excellent. Thankyou for a wonderful holiday.
Mrs Thomas-Brown
The house was clean and comfortable. Plenty of space and lovely garden to sit out in. We had a welcome pack and text from the owner hoping we would enjoy our stay. Lydford was a peaceful village with a great pub and lovely food, and was not far from Tavistock and Okehampton. We will certainly return.
Mr Gitlin
We had a great stay at Pulborough House. It's a very comfortable house in a peaceful and attractive village, with easy access to coasts, moors, towns, cities, Devon and Cornwall. It's got a really nice garden and is walking distance to a great pub in the village. The owners went to a lot of effort to welcome us and ensure we had a lovely holiday
Mrs Phillipson
A great location with many attractions within an easy drive (we are not walkers) and an excellent pub, The Castle Inn, in walking distance which also did takeaways. Pulborough House is very comfortable and well equipped and the owner was very helpful. Useful Lydford farm shop a very short drive for basics and weekend papers and great pasties. Visited Castle Drogo, Chagford (The Fat Mouse for cheese), the Garden House and Princetown. Simmons Park at Okehampton is worth a visit as is Tavistock for the Pannier Market and walk along the canal where the squirrels are very tame.
Miss Farnham
A lovely stay in this welcoming home, very comfy beds and a great space to spend time together.
Mrs Parish

Mrs Jeffers

Mr Jelliffe
Our family of eight thoroughly enjoyed our time at Pulborough House. It's a beautiful house with lovely large rooms but at the same time also very homely. It is wonderfully equipped, with lots of comfy furniture and every item you could possibly need in the kitchen. The table football was a great hit with everyone! The house is in a great location on the very edge of Dartmoor and in the middle of the delightful village of Lydford which has a wonderful pub, the Castle Inn. Clare, the owner, was in great communication to ensure we had what we needed and there were no problems. Overall, a really lovely place to stay.
Mrs. Supensky

Mrs Harvey
An ideal house for families to relax and enjoy a holiday at any time of year. Comfortable and family friendly. Lovely Dartmoor village. So many things of interest and walks in the village that you can easily spend some days without using a car. Plenty of things to see and places to visit within easy travelling distance. We all thoroughly enjoyed our stay and would certainly return.
Mrs Nolan
Absolutely delightful place to stay in an excellent position for exploring Dartmoor. Lots of walks on the doorstep. Great facilities in the property and the beds are very comfy. Although parking is on the road, we never had a problem parking in the same place outside Pulborough House. We would definitely stay again at the property.
